THE MILL & THE MILL HOUSE, HALLATROW, SOMERSET, BS39 6EB
Wells 10 miles, Frome 12 miles, Bristol 11 miles, Bath 10 miles.   An absolutely charming and romantic mill in a peaceful location between Wells, Frome, Bristol and Bath - all around 11 miles distant.   The building has spectacular and generous accommodation and stands adjacent to the Cam Brook which runs through its beautiful gardens.   It includes the Mill and a cottage which is an integral part of the building making it easy and ideal for use as one large house.   The Mill includes a stunning vaulted open plan kitchen-dining-sitting room, 2 studies, utility room, cellar, 4 bedrooms and 2 bathrooms. In addition it has direct access to a balcony with a quite breathtaking outlook over its gardens and stream.   The Cottage (The Mill House) includes an entrance hall, sitting room, dining room, kitchen, 3 bedrooms and a bathroom.   As one house it has lots of living space and bedrooms with great flexibility. Beautiful gardens with great privacy.

About the Area
The Mill is in a quiet area well away from busy roads but in easy reach of all the amenities offered by the surrounding villages and of course Bath, Bristol, Wells and Frome which are within about 11 miles. The bordering countryside is accessible with footpaths through the nearby woods and along the Cam Brook, which is a small river that rises near Hinton Blewitt and eventually joins the River Avon. There are several local primary schools nearby and  excellent state and independent schools in the area.

Accommodation
The property is believed to date back to the 18th century and has all the romantic charm and warmth of a rambling period property with many original features which have been enhanced by its development as a home. Not least is the creation of the large vaulted open plan combined kitchen-dining-sitting room which is the heart of the property. It has painted stonewalls, beams and rafters, a fireplace with a large wood burner and a very well equipped kitchen, providing plenty of cupboards, granite work surfaces and a super Lacanche range cooker. Off this room is a hallway with full height windows and 2 pairs of french doors to a deck overlooking the brook and gardens. The Mill has a study area off the hallway and a master bedroom with an ensuite bathroom and dressing room. On the ground floor are 3 more bedrooms, a bathroom, wine cellar, workshop, a second study and a very useful large boot room/utility which doubles as an entrance.

*
An integral part of the building is the Mill House which, on the ground floor, has a separate entrance hall, sitting room, dining room and kitchen. On the first floor there are two bedrooms and a bathroom. A staircase leads to the second floor bedroom. The two parts are interconnected on both the ground and first floors and the whole is a super family house with great flexibility. The Mill has off road parking and the gardens are on the southwesterly side with direct access from several rooms. These gardens are well sheltered, mainly lawned with mature trees and shrubs, flowerbeds and stone paved terraces alongside the Cam.

Tenure
The property and immediate grounds are freehold. Further land (extending up to the former railway line) is held on a licence from Bath and North East Somerset Council.

Services
Mains electricity and water. Gas central heating.

Directions
From Bristol take the A37 in a southerly direction through Clutton and Temple Cloud. At the traffic lights turn left onto the A39 signposted for Hallatrow. In the middle of the village turn left into Harts Lane. Continue down this lane and the property is the first house on the left after the disused railway line bridge. From Wells take the Bristol Road and continue through Chewton mendip, Farrington Gurney and a mile or so on turn right at the lights past the Book Barn. Continue into the village and turn left (bollards and sign "not suitable for large vehicles") into Harts lane. Continue down this lane and the property can be found on the left hand side after the disused railway line bridge.
