Telfit Farm offers a rare and exciting opportunity to acquire a ring fenced small sporting estate and grass farm. Telfit has a self contained grouse moor, large house with annex, buildings and further land and extends to approximately 196.34 Ha (485.16 Ac), with additional tracks, yard and hardstanding.

Telfit means glacial lake, which created the impressive valley scenery seen from the house and when approaching the farm via the private road.

Telfit is located to the north west of the small village of Markse, near Richmond in North Yorkshire and is situated close to but outside of the Yorkshire Dales National Park boundary.

Telfit is accessed via a private road shared with one other user with access to the nearby A6108 which links to the A66 and A1(M) and nearby larger towns of Richmond and Barnard Castle.

With an in hand, managed grouse moor, fantastic pheasant shooting potential and fishing rights over Markse Beck, Telfit i...

The Land
Telfit Farm comprises approximately 196.34 Ha (485.16 Ac) of land plus further tracks, yard and hard standing, within a ring fence. The land is not subject to any environmental stewardship grant schemes.

The land consists of approximately 24.88 Ha (61.48 Ac) meadow, 36.21 Ha (89.47 Ac) pasture, 41.38 Ha (102.25 Ac) valley side and rough grazing, 1.59 Ha (3.93 Ac) wood and scrub and 92.28 Ha (228.02 Ac) heather moorland.

Telfit Farm rises from a height of 210 metres above sea level to a height of 362 metres above sea level. The land is classified as Grades 4 and 5.

The boundaries of the property predominantly comprise dry stone walls which have been well maintained.

The land benefits from natural water supplies and is accessed off the private road leading to Telfit Farm. Internally fields are accessed via gateways and tracks.

Telfit provides a rare opportunity to acquire a compact sporting estate. The vendors have carefully keepered and actively managed the 228 acres or thereabouts of heather moorland on Skelton Moor, shown hatched in the plan, using their own sheep to graze and by planned burning. The moor is bounded by dry stone walls.

The moorland at Telfit has historically been shot on an informal basis in conjunction with the adjoining moor to the south which is of similar size. The 10 year average for both moors is 134 brace. Historically the vendors have shot the moor three to four days each year.

Telfit Moor can be shot independently and provides two full drives with a further smaller drive depending on wind conditions. These drives can be repeated in the afternoon to make a full days grouse shooting and there are wooden hurdle butts in place.

The bowl shaped valley side, formed by the glacial lake after which Telfit is named, provides fantastic potent...
