Wonderful parcel of diverse amenity land and wildlife haven with woodlands opening out into a water meadow with generous frontage along the Duckpool river/stream. Measuring 8.97 acres in total, broadleaf woodland, long river frontage, Cornish AONB, tranquil position & carpet of wild flowers. 8.97 Acres in All

Situation - The property is situated approximately half a mile from Duckpool Beach in the Hartland section of the Cornish Area of Outstanding Natural Beauty, which is famous for its superb coastal scenery with coastal heathland meeting granite cliffs with secluded and intimate valleys clothed in broadleaved woodlands, small hamlets and isolated farmsteads.

Much of the local coastal areas are owned and maintained by the National Trust and the popular tourist hamlet of Coombe, which borders the land, is mainly owned by the Landmark Trust. There are a good range of local services available nearby including, The Bush Inn, a 13th century pub full of character less than 2 miles away, and at Shop, 2.5 miles away there is St Mark's Primary School, judged by OFSTED to be Outstanding. Within the self-contained village of Kilkhampton there are a full range of shops, a second primary school and other amenities, with more shopping & leisure, medical and educational facilities available in nearby Bude.

This popular tourist area has many attractions. Sandymouth Beach lies just over a mile away and can be reached by the South West Coastal Path. There is easy access to the A38 at Kilkhampton and access to the A30 dual-carriageway at Launceston and Okehampton, 23 and 28 miles respectively, which in turn leads to the Cathedral cities of Truro and Exeter. At Exeter there is access to the National motorway network (M5) and Exeter International airport.

Description - A delightful, diverse parcel of land set in a very private and secluded position in this exclusive hamlet close to the North Cornish Coast. The land is predominantly sloping woodland with a rich and diverse carpet of wild flowers including bluebells and wild garlic which open out into two water meadows which have been managed organically to encourage a broad range of traditional grasses and a diverse range of insects and small animals that live amongst them. A babbling stream forms the long western boundary. It is very peaceful at the property with just the sound of water passing over the small weir and bird song to disturb your thoughts.

The land is likely to appeal to nature and wildlife lovers wanting to own a very attractive part of Cornish countryside or maybe an individual or family interested in outdoor pursuits, perhaps wanting to camp on the land or enjoy the stream frontage for recreational purposes. There are an increasing number of purchasers these days also wanting to buy woodland with the added advantage of providing a sustainable source of firewood.

Grant Schemes - The land is not currently entered into any grant schemes although it has formed part of an Organic Entry Level Environmental Stewardship Scheme.

Tenure - The property is freehold with vacant possession available upon completion.

Services - There are no services connected although the land is naturally watered.

Mineral Rights - The mineral rights such as they are owned are included within the sale.

Local Authority - Cornwall Council, County Hall, Treyew Road, Truro, Cornwall TR1 3AY. Tel: 0300 1234 100.

Viewing - Strictly by prior appointment with the vendor's appointed agents, Stags Launceston Office. Viewers are respectfully reminded to observe the Countryside Code at all times and to please keep the gate into the land shut. Some of the terrain is uneven and suitable care must be taken.

Directions - From Kilkhampton head south on the A39 taking the right hand turning signposted Stibb and Coombe. Follow the road through Stibb and continue as it bears right, descending towards the small hamlet of Coombe. Start ascending from the bottom of the valley and take the first turning on the right into the village. After a short distance, just after the road bears round to the right, turn up the driveway on the left hand side. Proceed past the front of the houses in an elevated position on your left and continue past the second house until you reach a timber field gateway into the land. A small laminated Stags flyer has been attached to the gate. Please keep the gate closed at all times and proceed on foot from here.

These particulars are a guide only and should not be relied upon for any purpose.
