Situation - The land at South Week lies in a quiet and peaceful location, approximately 4 miles to the west of Chulmleigh but only 1.5 miles from Gidley Cross on the B3137 which links South Molton and Witheridge.
The village of Witheridge on the mid / north Devon border is about 4.5 miles from the land with the market towns of South Molton and Tiverton 6.5 miles and 16 miles away respectively.
The A361 (North Devon Link Road) can be accessed within 7 miles and provides a link to the M5 motorway at Junction 27.
Description - The land at South Week forms an attractive and mixed block of land, totalling 157 acres (63 hectares) and including productive pasture fields, culm grassland and mature woodland with streams flowing through. This diversity of land uses provides great conservation or sporting appeal.
The land is partly bisected by a hard track, providing access to the productive fields which mainly lie to the west of the holding. There are some useful south-facing fields along the southern boundary, including a small stone quarry, and about 66 acres of good quality land in total, used for mowing for hay and grazing.
The culm grass land totals about 35 acres and is presently used for grazing cattle, although it could be improved through better land drainage, but in the summer months there are a large variety of wild orchids and flowers on show.
Streams flow along the northern and southern boundaries and whilst there are pockets of mainly deciduous woodland throughout the holding, the main section of woodland lies within the north-eastern section and includes some very impressive mature oak and beech trees, with paths, tracks and streams. During the summer months, the canopy of leaves makes this a very tranquil setting.
Services - The land will have a separate mains water supply. In addition there is access to a stream on the northern boundary.
Access - There is access to the land from the road via a right of way over a hard track through the woodland known as East Molland Plantation which lies to the south-east of the land.
If the purchaser of the land also purchases South Week House, alternative, more flexible access arrangements can be arranged to link the two lots.
Basic Payment Scheme (Bps): - The farm land is registered for entitlements under the BPS. The current scheme year payment is reserved from the sale and the purchaser(s) will take over the vendors cross compliance responsibilities for the remainder of the current scheme year.
Countryside Stewardship - Until recently the farm land was entered into an OELS/HLS scheme. The agreement was terminated by the current owners in March 2016 in preparation for the sale. A neighbour also has access over the track which runs along the eastern boundary, south-west of Broads Moor Farm.
