THE STORY

Looking out across her stunning countryside surroundings Yvonne thinks back over the past 27 years at Challands Farm. The fabulous property has been an idyllic family home and has also been the perfect place to work for all these years. Now, she suggests, the place could hold all sorts of exciting potential for new owners - with so many outbuildings and so much land, Challands Farm could be developed or simply enjoyed as it is.
"Challands Farm dates back to around 1939 and was originally a turkey farm," but then changed into kennels in the 70's she says. "We were looking for somewhere to run kennels and it was perfect. When we drove up here the first time, we stopped at the bottom field and looked up at it - and knew that we wanted to live here. It was the character of the house and the amazing location - it has incredible views in every direction. It was lovely because it was rural yet at the same time not far from towns."

MAGNIFICENT VIEWS

The house has seen several changes since then, with rooms being remodelled to create spaces to suit their own lifestyle. "We knocked two rooms together to make a large kitchen breakfast room," she says. "A lot of renovation work was carried out in the beginning then in the last three years we have also created a snug or sitting room from a former store room. We put a Georgian style window and French doors in and it is now a lovely room and we also created the study" She adds: "We also love the main lounge where we added French doors too. I love to sit in there, its like a sun room, or out on the veranda, with the doors open in summer, taking in the stunning views or winding down with a good book"

INVITING HOME

The whole house has an inviting, farmhouse feel. The kitchen is beamed and features an exposed brickwork chimney and an electric range. All the bedrooms are double in size and are light and airy, the master bedroom has a walk-in wardrobe which could be made back into an en suite bathroom by the new owners if they wish. All the pipework is in place. All the reception areas exude comfort and feel welcoming and homely. "I enjoyed decorating the house," she admits. "I chose striped wallpaper for the feature wall in the lounge and in the snug I have a nice gold textured paper. In the bedrooms there are featured walls." all with new carpets.

EXCELLENT FOR ENTERTAINING

Challands Farm has been a superb family home and a wonderful place to bring up children and welcome guests. "It has been great for entertaining," Yvonne admits. "We have had marquees up in the courtyard here on lots of occasions, including my 40th birthday and my daughter's 21st. There have been lots of children's parties here too over the years."

GREAT POTENTIAL

With so many outbuildings, including the barn and some of the kennels that are attached to the house, there is the potential to easily create more accommodation at Challands Farm (subject to the relevant planning permissions). Yvonne points out new owners could also create a magnificent separate annexe for relatives or guests or they could make holiday accommodation. They could also possibly extend the size of the main house fairly substantially.
"There could also be lots of leisure or business opportunities. Someone could step right in to continue running the kennels, which has worked very well for us, or they could consider to do something else altogether. There are so many possibilities here," she says.

COUNTRY LIFE

Having so much space has been perfect for her own children. They have been able to play and explore with their friends - they have kept animals and had quad bikes and go-karts. "They have loved it here, enjoying all the freedom it gave them and their friends," she says. "At the same time it has also been easy getting them to wherever they have needed to be: the school bus will pick children up at the bottom of the drive and it is only 20 minutes' drive into Newark, Mansfield or Nottingham. We are also just 10 minutes from the historic town of Southwell." She adds: "We have all loved living here - everyone who comes here says how beautiful it is and we feel very lucky indeed. It has been brilliant having somewhere like this to work, spend time with the children and enjoy the wonderful surroundings."

SETTING THE SCENE

The 9.5 acres of grounds at Challands Farm include gardens, orchard and mature grazing land. There is a herb garden and vegetable area, and there are lots of fruit trees. “It is great being able to be self-sufficient if you want to,” Yvonne says. Also on the farm there are two development barns; one of which is a Dutch barn; kennels and a three car garage. There is ample parking and two decked areas with stunning views. Nearly all the kennels have tiled flooring with under-floor heating.

WHATS NEARBY

Halam is a civil parish in the Newark and Sherwood district of Nottinghamshire. The village has a public house called the Waggon & Horses plus a Church of England Primary School. The main house and kennels is approached via a picturesque lane and private road making this property ideal for the kennels but also redevelopment. The properties elevated position gives it stunning veiws over the valley and fields. The village of Halam and the surrounding area is located via the A46 and A617 trunk roads.

WITHIN EASY REACH

With regular bus services running from Halam 7 days a week to Newark, Southwell, Nottingham and Mansfield, you will find all your daily needs only a short journey away. The closest village of Halam is
located only 1.5 miles away and 3 miles away is Southwell which is a market town offering a range of bespoke shops and restaurants also including antique and boutique shops. Southwell is mainly known for its Bramley Apples as you have the original orchard based here, however it is also known for its Horse Racecourse which offers a ‘Ladies Day’ and is widely known throughout the country. Southwell is part of a minster and Halam is in the catchment area for its schools which range from good to excellent for their Ofsted ratings. Nottingham can also be found 13.9 miles south east which offers a wide range of shops, bars, restaurants and recreational facilities including the well known Capital FM Arena.

Leaving the West Bridgford office proceed towards the A6011 at the roundabout take the 4th exit onto the A612 and continue on this road for 7.3 miles. At the roundabout take the 1st exit onto the Epperstone bypass A6097 and continue straight for 3.6 miles. Turn right onto Epperstone Road/B6386 then turn right again onto Southwell Road and continue straight for 2.3 miles. Turn left onto Radley Lane after about 0.5 miles turn left, signpost Challands Farm.
