“Parts of the property are thought to be between 375 and 400 years old. It is believed to be one of the oldest of three or four properties in the village. At one time it would have been a working farmhouse.” The couple remember the first time they visited the property and can recall exactly what it was they loved. “We walked through the door and immediately liked the way it felt. It was a large house but it had a very welcoming and comfortable feel.”

ORIGINAL CHARM
Some work to update the property and make it suitable for their family life was carried out after moving in. The Old Farmhouse still presents many of its period features, from timber beams in the older sections, to fireplaces. “We bought it knowing we would renovate it but we were more than happy to do that,” says the other owner. “We took out some of the ceilings to reveal the beams behind. We wanted to keep that country feel as much as we could.”

WONDERFUL SPACE
More recently, The Old Farmhouse has been given a second wave of attention. This has seen the interior decorated in tasteful Farrow & Ball paints, as well as the creation of another shower room upstairs. The rooms on the first floor have also been reconfigured to create a total of four separate bedrooms. “We now have a shower room and a bathroom upstairs, as well as a shower room on the ground floor,” she says. “This works extremely well for us, especially when people come to stay. The extension work also allowed us to give each bedroom its own door on to the landing so none of the rooms are now adjoining.”
This layout brings great flexibility, a quality that is only enhanced by the presence of a third floor of additional, versatile accommodation, with particularly attractive views out across the surrounding area: “I use one of these as my art studio and my husband has one as a study,” she says.

SUN-FILLED GARDEN
Every room in The Old Farmhouse has a comfortable and inviting ambience.
“We have a nice large drawing room, which we tend to use more in the winter, and then the dining area has an arrangement around the fire that is also ideal at that time of year. In the summer, we spend much of our time in the garden room. There are sofas in there, making it a pleasant place to sit.” Outside, there are lots of places to soak up the peace and quiet. The owners have worked hard on the garden. “It catches the sunshine throughout the day as it is south east facing. We get the sun from early in the morning through to about 4.30pm. It then moves round to the small courtyard, which is very private and a nice place to sit out during the evening,” she says. “I also like the fact it is enclosed and that my grandchildren can be out there playing, while I watch them from the kitchen or garden room, knowing they are safe.”

DESIRABLE VILLAGE
The highly desirable village of Epperstone is small but well-positioned for anyone who needs to travel. The current owner used to work in London and found commuting from Newark very easy. Epperstone is located in the valley of the Dover Beck and has an area of 2,343 acres, of which about 250 acres are wooded. The village is within easy reach of footpaths and bridleways. As well as the Dover Beck, it is close to the River Trent and numerous lakes and reservoirs. “They have also recently reopened the Cross Keys in the village, there is a restaurant there called The Kitchen, run by an excellent chef,” she says. And she adds: “The Old Farmhouse has been a wonderful place to live. It is quiet and very private but at the same time it is easy to get to everything we need.”

Setting the scene

The Old Farmhouse is approached via a gravelled driveway; there is a detached single garage to the left with an up and over door, lighting and power. Double wooden gates lead through to the front of the property.

Epperstone is a very pretty village consisting of mainly period properties. There is a pub, two flood lit tennis courts where you can also play 5 -a -side, a cricket pitch and a church. Lowdham Station is approximately one mile away which links to Lincoln and Nottingham. There are seven secondary schools and many children travel into the High Schools in Nottingham. The area is also fantastic for walking as there are eight trails within the vicinity of the village.

Nottingham is approximately nine miles away and has an excellent range of shopping, schooling and recreational facilities, along with an ice rink, many theatres and restaurants. The M1 is approximately a thirty minute London’s Kings Cross and a fast early morning commuter service and a two hour service for the remainder of the day to St Pancras. The historic town of Southwell, with its variety of shops, sports facilities and the popular Minster Secondary School is located just over seven miles away. East midlands airport is approximately 25 miles away.
