Tenure: Freehold

Flood Cottage (named historically, after the family who previously owned it around 1487) is a rare and substantial example of a beautiful Dartmoor family home, set in rolling countryside to the northwest fringes of Dartmoor, just outside the National Park. Accessed down a stone driveway with gardens eitherside, you are presented with this stunning property.

The present owners have doubled the size of Flood Cottage in recent years and have beautifully renovated the property to an extremely high standard, with underfloor heating throughout downstairs, solid oak windows and doors, limestone flooring and the roof re-thatched in 2009.

The downstairs comprises of a beautifully fitted "hub of the home" family kitchen with four oven cream Aga and gas range cooker, a large number of base units with solid oak and granite worktop, Belfast sink with granite draining board and double doors leading out onto the patio and gardens.

Leading off the kitchen, is the all important utility room with granite worktops, plumbing for white goods, sink and drainer plus plenty of storage along one wall. From here, there is a rear door opening to the cloakroom (again with granite worktops) and parking area.

The front reception hall is a fabulous welcoming space, with an open fire, and being connected to the kitchen, it has many uses.

The living room, with solid wood floor has an inglenook fireplace with woodburning stove, granite stone surround and bread oven. There is good ceiling height and doors leading out onto the garden. Off the living room is another very handy room currently used as an office but could be used as play room or a fifth bedroom.

The first floor, as well as the stairs, are carpeted with the wood work painted in Farrow & Ball Mizzle. The landing leads off to the four bedrooms (three of which are doubles) and a family bathroom. Bedroom 2 has an ensuite as well as the master bedroom. The family bathroom has a tiled floor and walls, solid wood vanity sink unit, "P" shaped bath / shower and a heated town rail. At one end of the landing is the master bedroom suite, having three windows on two elevations, this room boasts plenty of natural light. The ensuite has a tiled floor and walls, double walk-in shower and pedestal wash hand basin. There is also a walk-in wardrobe with hanging rails on both sides.

Outside, the sweeping driveway circles Flood Cottage as well as leading up to the top of the land where there is a hardstanding area and timber framed office / outbuilding with plumbing and electricity. This area could easily be turned into a small paddock.

The gardens are mostly laid to lawn with a number of established trees and pond. A pathway lined with lavender leads nicely up to the front door and patio area.

Flood Cottage nestles in a delightful location, enjoying views over the surrounding countryside. The property is ideally situated being only a couple of miles from the A30. This gives the property excellent access to the motorway network and to the nearby Cathedral and University city of Exeter, with its major shopping centre, main line rail and international air connections. The nearby village of Drewsteignton has a village post office and stores, church, two inns and a thriving rural community. The nearby town of Okehampton, offers a good shopping centre, with Waitrose supermarket, together with two other supermarkets, hospital and schooling.

The Dartmoor National Park is easily accessible at Okehampton, as are the north and south Devon coasts. The town of Chagford is approximately 6 miles away, and offers a good range of shopping facilities, primary school, pubs, hotel and restaurants. This area is well known for its outdoor and sporting opportunities, with fishing on nearby rivers, walking and riding on Dartmoor.

From Exeter take the A30 towards Okehampton. Exit at Whiddon Down and almost immediately turn right across the flyover of the A30. Turn left onto the old A30 and then first left signed Hittisleigh. Follow this lane and you will pass Thornbury Farm on your left. A very short while after this, on the right, is a gravel drive (with no sign). Proceed down the drive and at the split, keep right through a white gate.
