Ashampstead Common is a quiet hilltop hamlet surrounded by protective and private Yattendon Estate farmland and woodland, situated some 1½ miles to the east of Yattendon in an A.O.N.B. There is easy road access for Newbury, Reading, the M4 at Theale and for Pangbourne on Thames which has a mainline station providing commuter services up to London (Paddington) in well under the hour. Reading Station will benefit from the Crossrail service as of 2019.
The much prized village of Yattendon is only a short drive away and which, largely due to its historic connection with Lord Illiffe and The Yattendon Estates, has remained unchanged and timeless being awarded the “Best Village in Berkshire” many times. The village has a Post Office/General Stores, hairdresser’s and is home to the very successful West Berkshire Micro Brewery. In the village square is the Royal Oak Inn a boutique small country house hotel and restaurant. There is also a popular primary School and both Yattendon and Ashampstead Common are in the catchment for the much acclaimed Downs Secondary School at Compton. Additionally there are a host of private schools in the local area which are highly regarded including St. Andrews attended by the Duchess of Cambridge.
Originally a stabling block believed to date from approximately 1870, The Bothy was converted and extended in 1989 by the current owners transforming it into a single storey cottage of individual design set in a delightful plot of 2/3 of an acre backing onto open Yattendon Estate farmland.
The accommodation comprises of an Entrance Porch, spacious Kitchen/Dining Room with fitted shaker style units and solid Oak worktops, Sitting Room with fireplace, Conservatory, Study, Inner Hallway, large Master Bedroom with en-suite Bathroom, two further Bedrooms and family Bathroom. Quality fixtures and fittings are evident throughout, with notable features such as solid oak interior doors, solid oak flooring & oriel windows. There are three useful loft spaces, two of which are boarded.
In addition to the internal accommodation there is a detached Garden Room fitted with light, power and underfloor heating suitable for a number of uses such as a home office or gym.
The property offers obvious scope for further development to suit one’s own requirements subject to relevant planning consents.
At the front the Cottage overlooks Yattendon Estate Woodland. To the right hand side a gated entrance leads down a gravelled driveway opening onto a spacious forecourt providing ample parking and turning space and a French oak framed open-fronted double Garage with separate log store. To the front of the house is a further open gravelled forecourt providing parking space for visitors and with an attractive ornamental well. To the Southern side is a delightful lawned front garden, carefully tended and with established mixed borders attractively planted with a variety of flowers and shrubs and with picket fenced boundaries.
Gated access is afforded around both sides of the property to the impressive landscaped rear garden which completely private and secluded, mainly laid to lawn with post and rail fencing to the rear affording an open outlook over Yattendon Estate farmland to the West. A wide paved terrace along the rear of the house provides the perfect spot for ‘al-fresco’ dining, positioned to enjoy the spectacular sunsets.
To one corner is a detached Cedar clad Garden Room, with lantern roof light, fitted lighting, power and electric under-floor heating, ideal for use as a Home Office or Gym. To the further side of the house is a timber stable block providing excellent storage.
In all the plot extends to over 2/3rds of an acre.
