The Old Forge is a handsome symmetrically designed house, believed to date from the Georgian period, with natural stone elevations under a hipped slate roof. The house contains period features associated with houses of this type and age including some flagstone flooring, an open fireplace in the drawing/dining room and good ceiling heights. A ground floor extension was added in matching materials in recent years and since acquisition in 2009, the present owners have undertaken some re-organisation of the ground floor accommodation to provide excellent family space, and have installed a new kitchen and updated the bathrooms. There is a 29' drawing/dining room with part flagstone floor and open fireplace which is an elegant entertaining space together with a family room and useful study/ playroom. The kitchen/breakfast room has French doors opening out to a large part gravelled and part paved terrace which is private and secluded. The kitchen has a good range of cupboards and drawers, together with a useful island unit and space for an LPG range cooker. There is also a rear hall with back door and a downstairs WC. On the first floor, a spacious landing opens to three good sized bedrooms, and a well fitted bathroom with shower cubicle, bath, wash hand basin and WC. From the landing a door leads to stairs up to the second floor where there is a delightful bedroom with painted exposed roof timbers and an en suite bathroom. The house has oil fired central heating and double glazing.
The Old Forge is approached via a five bar gate leading to a gravelled driveway which sweeps round the side of the house to the rear where there is parking and a turning area for several cars. Adjoining this is a timber double garage with twin doors and a lean-to wood store. The front garden is laid to lawn bisected by a stone pathway leading to the original front door (not currently in use). The house is extremely well screened from the road by mature trees and shrubs including lime, maple and conifers. To one side of the house is the former forge building of natural stone and tile comprising three store rooms, one with stairs leading to a loft room. It is thought that this building, subject to planning consents, could be converted to provide guest accommodation, space for a dependent relative or perhaps as a studio. To one side of the barn, a single storey extension has been converted to provide office accommodation comprising two small office rooms. At the rear of the house is a large and sunny part paved and part gravelled stone retaining wall with steps leading to an area of lawn. Beyond the parking area is the main area of garden, laid to lawn and interspersed with a variety of trees including walnut and sycamore and the garden adjoins open farmland at the rear and is bounded by mature trees and hedging.
