This excellent run of level grassy pasture land is set just to the south of the popular village of Braunton running up to the south side of the Tarka Trail and with access points at both Braunton and Wrafton villages.

Braunton, reputed to be the largest village in England, offers an excellent range of local facilities, surgery, supermarkets, banking, ancient parish church, bowling club, athletics track and a wide variety of restaurants and Inns.

Some 3 miles to the west of Braunton are the coastal areas of Saunton, Croyde and Putsborough offering sandy beaches, surfing, fishing and walks along the dramatic North Devon coastal path against the Atlantic Ocean.

Barnstaple the ancient borough and administrative centre for North Devon is some 5 miles to the east and provides an excellent range of both business and leisure facilities and has direct access on to the A361 North Devon Link Road running through to the east side of Tiverton on the M5 motorway where there is also the Parkway Railway Station.

This extensive block of level grassy pastureland fronts on to the River Caen and the River Taw Estuary from which it is protected from the tides by a large embankment the area having been reclaimed in the mid Victorian period, circa 1850, when the River Caen was straightened, the banks installed leaving the freshwater River cut off and providing around 4 acres of fresh water which is included in the sale on part of the boundary.

Situated on the land is a large modern clearspan barn about 108 ft x 76 ft fully clad, concreted and with double full height access doors to one end fronting on to a large hardened yard area.

Planning consent has recently been granted for the erection of 3 new dwellings, one, an open market house and two cottages for local needs which would make a good long term investment opportunity for a purchaser. Consent granted by North Devon Council under application 58803 on 27th November 2015

Once erected the dwellings will have far reaching views over the land, further Marshes, Braunton Great Field and away to the Dunes on Braunton Burrows just behind Saunton Sands in the distance.

The area is particularly rich in birdlife with a variety of ponds and open drains providing an outstanding wildlife habitat being renowned for the high number of over wintering birds.

The land is particularly renowned for summer grazing, is all in pasture and under a Higher Level Environmental Stewardship Scheme and the land also includes the entitlement to Basic Payment Scheme.

On the land is a STONE FIELD LINHAY whcih may offer potential for alternative uses subject to planning.
