The Story

SUBSTANTIAL HOME
Wern Farm dates back to at least 1878 and was once a working farm. It was home to the previous owners for some 50 years and sits in approximately five acres of garden and paddock. An additional 12.5 acres of land may be available by separate negotiation.
“We doubled or even trebled the house in size after buying it,” says the current owner. “I am a civil engineer but it did take a while for me to work out how to extend the accommodation in a way that would work for us. In the end it came to me and, working with an architect, we managed to create a fantastic house, which retained some of its older features but was also like a brand new house in many ways.”

CONSIDERING EVERYTHING
The original house was remodelled and extended. New features such as underfloor heating and a new staircase were added, while older ones, including a fireplace with a timber beam above and an old bread oven inside, which was uncovered during the renovation process, were retained.
As they were planning their home, the family thought about everything they wanted it to have: “For me, it had to have cloisters, where you sit outside, undercover, whatever the weather. I wanted to know I could relax over the papers on a Sunday morning or perhaps sit out in the evening, with a glass of wine. I also wanted it to be a low maintenance home, with an easy to manage lawn outside and hardwood oak floors or tiles inside.”

RELAXING SPACES
Today Wern Farm offers four en suite double bedrooms, plus a snooker or games room with a fifth bedroom or cinema room above, which offers the potential to create an annexe.
“I had a garden room built on to the back and this is a lovely place to sit, with its views out over the lawn; I also love the snug, which is a nice room for watching television in, and the drawing room, with its wood burning stove, is great in the winter,” he says. “I do also like the games room, it’s a real boys room.”

FUN AND GAMES
Time and attention were also given to the outside areas, which were landscaped and developed to include opportunities for leisure.
“We made a small swimming pool for the children, which has seen lots of fun,” he says. “There is also a football pitch, where there have been some epic games, and a couple of golf holes at the top of the field. We have kept horses here in the past, this is a very good area for riding and we have had quad bikes and motorbikes, and enjoyed the streams that run through the fields.”
He adds: “There are lots of good walks in this area too and we are just half a mile from a reservoir, with sailing and water sports.”

FAMILY TIME
Wern Farm has been a magnificent family home and a great place to share with friends. Over the years many special occasions have been marked here, with parties out on the terrace and barbecues next to the pool. There is also plenty of parking.
“This place is ideal for entertaining and big enough to have two families living here, there is scope for creating an annexe, which could be ideal for parents or grandparents to live in,” he adds. “This is a home which can be enjoyed in lots of different ways.”

Wern Farm is set back from the country road and sits centrally in its plot. It is approached via an established tree lined driveway leading to a generous parking and turning area

The larger town of Abergavenny can be found a short drive away, with an abundance of pubs, shops and schools. The M4 can be accessed within 20-30 minutes and offers connecting routes to the rest of the country. Abergavenny has a mainline railway station to Cardiff and Bristol.

DIRECTIONS:

From Usk proceed from the main Twyn Square and at the junction turn left onto the A472 signposted Abergavenny/Pontypool. Travel for 2.8 miles and take the left hand turning. Follow this road for about a mile and then turn right onto Wern Lane. The property can be found on the left hand side with black wrought iron double gates.
