Property
This charming detached house, constructed of weathered red brick and sarsen stone under a thatched roof. Located in the popular village of Lockeridge, the house is listed grade II and was, we understand, constructed in 1600 with later extensions. There are many period features including an impressive inglenook fireplace, a bread oven and exposed beams. Both reception rooms have French Elm flooring and a staircase rises from the second reception room and divides left and right to access the first floor bedrooms. The good sized kitchen is fitted with a range of wall and base units from Smallbone of Devizes and has a reclaimed tile floor and a solid fuel Rayburn (not currently connected). There is also an integrated hob, oven, fridge and dishwasher. Leading off the kitchen is a very useful lobby/boot room with access to the rear garden and there is also a downstairs cloakroom. Upstairs are 3 bedrooms; the master bedroom is double aspect with lovely Elm window seats providing additional storage space. This room has an en suite bathroom and there is also a family bathroom. The house is well presented throughout.

Gardens and grounds
The charming cottage garden runs around 3 sides of the house but lies mainly to the front and side. It is principally laid to lawn with pretty stone paths, flower beds and borders and mature trees. There is a garden store and a single garage. The house is wonderfully located looking out across open land.

Surrounding area and communications
The village of Lockeridge has a primary school and a public house. It is situated in an Area of Outstanding Natural Beauty with footpaths and bridleways close by providing many riding and walking opportunities. Marlborough, which is situated approximately 4 miles away, offers a good range of shopping facilities, restaurants and leisure facilities. There is a fine range of schooling in the local area with a primary school in the village and St John's Marlborough, St Francis, Dauntsey's, St. Margaret's and St. Mary's School Calne and Marlborough College all close by. There is a railway station at Pewsey approximately 9 miles away, to London Paddington (about 1 hour and 15 minutes). The M4, Junction 15, is approximately 11 miles away, with access to London and the West Country.

Directions
From Marlborough High Street, take the A4 west out of the town and just past the Fyfield Garage turn left to Lockeridge. On entering the village, pass the primary school on the right and continue on this road. As you leave the village the property is located on the left hand side, just before the children's play area.
