The site is located in Clayton, a civil parish in the Bradford Metropolitan Council. It is approximately 2 ½ miles west of Bradford, 6 miles north of Halifax and 12 miles west of Leeds.

The site fronts on to Bradford Road with Lidget Terrace running along its eastern boundary.

The surrounding uses to the east, south and west are predominately terrace or semi-detached, stone or brick built residential properties with a church and primary school to the north.


Description
The site is 'L' shaped with both sides approximately 54 metres in length, it is a relatively level grassed open space with a section of the land to the east being rough terrain.

To the rear are a 1.8 metre blockwork wall and a timber fence backing on to residential properties on Terrington Crescent.

We are informed previous desktop studies have been carried out and indicate the site is free of any contamination.

The site is unallocated and does not fall within the Clayton Conservation Area. There are no trees on site and known TPO's within the immediate vicinity.


Site & Planning History
The site was previously developed with back to back terrace dwellings and other dwellings, which have now been demolished and the land levelled.

There have been three previous planning applications on the site. The first in 2005 was a pre application for 4 dwellings which was considered acceptable.

The second application in 2007 was an application for 22 apartments which was considered acceptable by the planning department but refused by the planning panel on grounds of overdevelopment and lack of parking.

The third application in 2010 for the construction of 4 semi-detached dwellings and 6 townhouses was granted subject to a S106 agreement being agreed.


Planning
The site benefits from an outline planning permission for four detached dwellings and two semi-detached dwellings.
