Location
A very rural location close to the small hamlet of Raisbeck, and larger village of Orton (two miles). Despite this tranquillity, the M6, junction 38, is within 3 miles, Kendal and Penrith are approx. 15 miles equi-distant, with main west coast railway stations in both towns (London 3 hours). The ancient County town of Appleby is approx. 8 miles, with Kirkby Stephen being a similar distance.

Services
Mains electricity and water; septic tank drainage; oil-fired central heating; secondary glazing throughout; telephone and broadband connections installed subject to BT regulations. Please note: The mention of any appliances and/or services within these sales particulars does not imply that they are in full and efficient working order.

Directions
The property is in an out-of-the way location and not particularly easy to find. However, leave the M6 at junction 38 and head towards Orton. Upon entering the village, turn right over a small bridge and continue straight along this country road for Raisbeck (two miles). At the lower end of the hamlet the road forks, take the left fork, and after about three-quarters mile the driveway to the property is on the right hand side.

The surrounding countryside is very beautiful and unusual in having large tracts of unfenced land providing considerable scope for horse riding and walking. Orton has excellent access to the Lake District and Dales National Parks, and currently being proposed for inclusion in the latter. The village itself has retained many of the services lost in recent years by other rural communities. There is a village school, shop/post office, surgery, church, chapel, inn, and small chocol...
