The Story

Relaxing in the drawing room or garden enjoying views over the golf course is one of Tracy Brooks’s favourite ways to enjoy her home. With just a gate separating the garden from the course, the house has been perfect for her husband and son, who love playing golf.
“The location was one of the first things that appealed to us,” she says. “The views are lovely and it makes for a relaxing environment. My husband and son have especially enjoyed being able to play golf on our doorstep, and I’ve enjoyed being able to go for walks there. There is lots of scope here for doing outdoor things.”

INTERESTING FEATURES
When Tracy and her husband John first viewed the property, they were struck by its good looks. It dates from around 1900 and has some characterful features, including eaves and a balcony in the master bedroom, which is one of Tracy’s favourite places to spend time.
“I love the fact that you can look out from there over the garden,” she says. “The house as a whole has a cottage-like feel - even though it’s not a cottage - and it has some unusual features: for example, I fell in love with the dining room, which has lovely hand-carved fitted furniture in emerald green and gold.”

KEEPING IT SIMPLE
Tracy has decorated the house in a fresh, contemporary style, favouring neutral colours.
“I didn’t want to make it too modern because that wouldn’t suit style of the property but I have made it subtly contemporary, with lots of beiges and creams, and mint green in the master bedroom.” The colours are subtle enough to allow the house to be easily adapted to the new owners’ personal tastes, with the addition of their own furniture and pictures. In many ways it offers the best of both worlds, having contemporary touches but all of the character that comes with age.

A PARTY HOUSE
Some of Tracy’s favourite memories of life at the Hainault Road property are of parties – especially in the summertime when guests gather in the garden.
“For one landmark birthday we had a marquee out there. The house is also big enough for indoor parties, and we have parking for three cars, which helps when welcoming visitors.”
Always handy for a party is the well-equipped kitchen, with its granite work surfaces and wine-themed wallpaper chosen by Tracy. “I’ll miss the wallpaper when we move – it is from the Designers Guild,” she says. While the house works beautifully for entertaining, she also loves it as a haven to be peaceful and to unwind.
“It’s a very nice place to come home to at the end of the day - it’s relaxing, quiet, and especially tranquil when you are sitting in the drawing room, enjoying the view.”

FAMILY FUN
When she leaves, Tracy will take with her lots of happy memories of raising her son at the Hainault Road property. The house provided plenty of room him to play inside and outside, and is close to the school he attended. “It’s an ideal house for a family of three or four – it’s got everything you could want, and we added some extra facilities including an en suite bathroom off the master bedroom and an office off the second bedroom.”
While the accommodation is superb already, there is also the scope to expand it.
“It’s been perfect for our family, but it also has the potential to be made larger by extending upwards, so if someone needed a bigger house, it would be possible to adapt it.”

A HOUSE FOR ALL SEASONS
The home is comfortable at all times of year: in the winter the drawing room is a cosy place to sit and look out on the golf course, and in summer the garden really comes into its own, while the interior of the house stays cool. While Tracy and her husband are now ready to downsize, they know they will miss living here. “We’ll miss the welcoming atmosphere and the sense of peace and relaxation when you’re in the house. I’ll also miss the view - you do tend to take it for granted, but it’s very special.
The location is also superb, for everything from school to shopping. It’s been perfect for our needs.”

Setting The Scene

One of the major attractions of the property is its extensive and mature rear garden. Mostly laid to lawn, with mature shrub borders, it backs onto Chigwell Golf course, which is accessed through a gate. The proximity of the golf course is a huge bonus for anyone wanting to play golf, or to enjoy a relaxing walk, but the garden also has its own charms.
“It’s a very garden focused house. It was perfect for my son to play football and we’ve hosted lots of barbecues out in the garden,” says Tracy.
The house also has an integral garage and a driveway, providing parking for up to three cars.
“It works well when we are welcoming guests. In the summer we can then take them into the garden and entertain them there, but in the winter you can still enjoy the garden from the drawing room.”
