Toad Hall is a cosy and perfectly formed holiday cottage once converted from the original farm buildings and set amongst a small courtyard of 4 holiday homes in the heart of the South Hams in Devon. Once an artist's studio, the interior may be small, but it has an abundance of character with beamed and vaulted ceilings and walls covered with stunning hand painted murals.

On entering the cottage via a small path, the main living space has a fully fitted kitchen with ample work surfaces and a stable door onto the sun terrace. The living area in well-proportioned with a log burner for those cosy winters nights, the bay window is glazed to the eaves and offers views across the rolling countryside.

The romantic fitted double 4 poster bed is in the corner of the room.

There is also a separate shower room and WC and a further area that could house a roll top bath with a sky light for stargazing whilst soaking after walking the many footpaths in the area.

The property is currently holiday let and can be bought with the ongoing bookings and income.

Set in the heart of the South Hams the nearest village of Blackawton is about 1.5 miles away which has a community shop providing local produce. There is also the family run George Inn which offers great traditional pub food, local ales and offers a takeaway service when you don’t want to cook. There is also The Normandy Arms which has an al a carte menu and is well known for its cocktail menu. The sailing town of Dartmouth is approx. 7 miles away whilst the award winning beach at Blackpool Sands is approx. 6 miles away.

From Totnes take the A381 towards Kingsbridge and Dartmouth. Continue along this road through Harbertonford and Halwell. Follow the road past Totnes Cross Garage (do not turn off to Dartmouth). After approximately three quarters of a mile turn left at the crossroads, signposted Blackawton. Continue for around one mile and where the road bends sharply to the left fork right signposted Hutcherleigh. At the terminating T junction turn left and Middle Hutcherleigh is the second entrance on the left hand side. Toad Hall Cottage is the last property on the left hand side. The driveway continues to the car park.
