Tenure: Freehold

Available for the first time in 25 years: Private rural property in idyllic west facing valley setting with outstanding park-like gardens.

Sunset Farm is set above the River Ruthern to the west of Bodmin with fabulous views to the south and west out down the Ruthern valley. The pretty villages of Ruthernbridge, Nanstallon, St Wenn and Withiel have strong communities, with primary schools at Nanstallon and St Wenn. There are state secondary schools at Wadebridge and Bodmin, private schooling at Truro and the acclaimed Truro College has recently been given consent for a new campus at Bodmin.

Within a short distance of the property is the highly regarded Camel Valley Vineyard which produces award winning sparkling wines as well as the Camel Trail, an excellent cycle trail from Bodmin, through Wadebridge to Padstow.

To the north lies the Camel Estuary with Rock and Padstow on opposite banks. The iconic harbour side villages of Padstow and Port Isaac have become a hub for Cornish cuisine including famed chefs Rick Stein, Nathan Outlaw and Paul Ainsworth.

This unspoilt rural part of the county is well placed for both the north and south coasts of Cornwall, with the airport near Newquay, Wadebridge, Truro and the main A30 carriageway within easy reach.

The Property

Approached over a long drive through neighbouring farmland, this unique property is believed to have originally been constructed in the 1800s as a small cottage. Extended over the years and comprehensively renovated and further extended by the current owners from 1991 onwards, Sunset Farm is now a tranquil country home set within the most beautiful gardens and enjoying a stunning view of the valley. The interior is well appointed and more spacious than one might imagine.

Many of the rooms enjoy wonderful views. The kitchen / breakfast room leads out to the formal garden and has a Rayburn as a focal point. Steps lead down to a bathroom and on to the sitting room with countryside views and a stone fireplace with a wood burning stove. From here there is access to the study / dining room which opens out to a fabulous west facing sun deck looking out across the valley. Beyond the study is the 4th bedroom with garden and countryside views. There are three further bedrooms on the first floor, along with a family bathroom. Sunset Farm lends itself well to further development and extension, subject to all consents and regulations.

Gardens and Grounds

The property is accessed via a quiet parish road onto a concrete roadway which leads through beautiful riverside pasture to the gated entrance. A private tarmac drive then leads up to the house and outbuildings. The wonderful landscaped gardens wrap around the property and cover in all just under 4 ½ acres. The garden, a real gardener's paradise, is loosely divided into a number of spaces including an exquisite lawn, pond and terrace, productive orchard with pear, apple, plum and cherry trees, vegetable patch and fruit cage, a small paddock with a range of old outbuildings, and a 'wild' garden'. A series of paths and well stocked terraces lead down to the wooded valley garden and lake with its charming walkways and bridges.

Garage / Workshop

There is a large quadruple garage / workshop block, - measuring 60' x 23'11, with two metal up-and-over doors, additional pedestrian door, concrete floor, power and light. In addition, there is a block of former farm buildings in the corner of the small paddock.

Square Footage: 1,571 sq ft
Acreage: 4.48 Acres

(please use instead of satnav)
Heading south on the main A30, turn off just west of Bodmin, and take the road to Lanivet. Continue through the village and up the hill, then turning left for Nanstallon. Continue through Nanstallon (with the primary school on your left) ignoring signs to Ruthernbridge. Shortly after leaving Nanstallon, take the second turning on the right (marked by a 'weak bridge' sign), immediately after the sign for Camel Valley Vineyard. Follow this road along the side of the Camel Valley for about a mile. The entrance to Sunset Farm is at the bottom of the hill on the right hand side, just before a stone bridge.
