Full description

A highly attractive thatched cottage set in a very peaceful rural location. Well presented accommodation of living room, dining room, study, garden room, fitted kitchen, bathroom and 3 bedrooms. Mature gardens, garage and parking. EPC exempt.

Situation - East Stowford Cottage is set in a highly attractive rural location, backing on to open fields and is only a short distance from the very popular village of Chittlehampton with village shop/post office primary school and a popular, traditional family village pub, 'The Bell'.

Approximately six miles to the east is the thriving and popular market town of South Molton, which offers an excellent range of shopping, social and banking facilities as well as infant, junior and senior schools. The town has some fine buildings dating from Saxon times and pannier markets on Thursdays and Saturdays.

The A361 North Devon Link Road bypasses the town to the north and provides an excellent road link to the regional centre of Barnstaple to the west and to Tiverton and the M5 (Junction 27) to the east where there is a railway station at Tiverton Parkway on the London Paddington line.

Exmoor National Park and the impressive North Devon coastline with its steep cliffs and wide sandy beaches is also within easy reach by car.

Description - East Stowford Cottage is a Grade II listed detached, thatched cottage, well presented with hardwood windows, ledged and braced doors and an abundance of character including feature stone walls and exposed ceiling beams. Outside are very pleasant mature gardens with well stocked flower and shrub beds and with a good number of mature trees.

Accommodation - Front door into HALL with part tiled floor and understairs cupboard, exposed beams and two display recesses. To the left is the double aspect DINING ROOM with window seat, corner stone fireplace and exposed wall and ceiling beams. The LIVING ROOM has exposed wall and ceiling beams and a large corner stone fireplace with beam over, woodburning stove and bread oven. Off the sitting room there is a small STAIR HALL that leads into the STUDY and in turn into the lean to STORE ROOM running along the rear of the cottage. The KITCHEN has a tiled floor and a beamed ceiling and is fitted with a range of modern units. Inset electric oven with LPG hob over and extractor hood. Single drainer stainless steel sink unit with mixer tap and matching range of wall mounted units with underlighters. From the kitchen a door leads into the REAR HALL/UTILITY with space for upright fridge/freezer, plumbing for washing machine and door to outside. The excellent BATHROOM is spacious and well appointed, fitted with a corner panelled bath with mixer shower and screen, heated towel rail, pedestal washbasin, close coupled WC and bidet. Part tiled walls and exposed wall and ceiling timbers.

On the first floor LANDING doors lead off to the THREE BEDROOMS all enjoying a pleasant outlook.

Outside - A drive leads to the GARAGE (17' x 13') and path leads to the front door. To the front and either side of the path are attractive mature gardens, well stocked with flower and shrub beds, mature trees and privet hedges. Outbuildings include a timber framed GARDEN SHED 10' x 8' and adjoining the cottage is a stone WORKSHOP with power and light and oil fired boiler for domestic hot water and central heating. At the rear there is an enclosed, grassed area which offers potential for more formal gardens or vegetable plot.

Viewing - Strictly by appointment please through the sole selling agents, Stags on 01769 572263.

Directions - From South Molton take the B3227 towards Umberleigh. Drive for about 21/2 miles and take the right fork signposted to Chittlehampton. Continue along this road for just over a mile until you reach Riding Cross and turn right. After a few hundred yards take the next left turn. Go straight over at the next crossroads and then take the first right. Continue down the hill and over the bridge and turn left at the next crossroads. After approximately half a mile take the right hand turn and the cottage will be found immediately on the right.
