Full description

Tenure: Freehold

The house which originally occupied the site was built around 1870 as a gentleman's residence. Most of the first floor was destroyed by fire in the early 1930's. The present house was rebuilt on the original footprint and 12 years of building work commenced in 1997. Only the granite entrance porch, some external elevations, the tiled entrance hall floor and cellar remain from the original building.

The wealth of accommodation stands off an impressive entrance hall from where a grand staircase rises to the first floor. The ground floor living accommodation comprises a Drawing Room, Dining Room, Library and a 20' x 20' triple aspect Garden Room with impressive exposed stone elevation, a vaulted ceiling and 'pink' Granite flooring. There is a Marble fireplace in the drawing room and an impressive Granite fireplace in the library with a polished Slate hearth.

The kitchen is large, comprehensively fitted and home to an oil fired Heritage Range which supplies the hot water and central heating system. There is also a Neff eye level double oven and a ring electric hob. Off the kitchen stands a utility room and there is also a shower room/wc and a Store/freezer room.

The first floor accommodation is set off an L-shaped galleried landing. There are 6 bedrooms of a good size and 2 have en-suite facilities. One bedroom is currently used as a study. In addition to a full en-suite bathroom with a 'Spa' bath, the master bedroom suite includes a dressing room. There is also a shower room/wc on the first floor.

The house has a cellar with wine cellar area, access to which is off the entrance hall and from the outside rear of the house. There is a 'log lift' between the cellar and the drawing room.

High double gates allow access onto the brick paved driveway which sweeps past the front of the house and leads to the attached integral double garage and to a large gravelled area of parking and turning space to the front of an extensive range of outbuildings.

A well kept formal garden surrounds the house. Wide lawns are neatly kept and high hedges ensure a good degree of privacy. Shrub borders are stocked with a wide variety of established shrubs and perennials.

The outbuildings include 39' x 36' (max -approx) barn with an entrance door that provides access that is approximately 9' wide x 10' high. There is a 23' x 20' (approx.) workshop, rear store, a wood store / wc and a stone stable block. There is also an extensive lean-to greenhouse along one wall. Though currently fenced there is a second separate access driveway leading to the outbuildings. The buildings are supplied with main water, electricity and the private drainage system.

LOCATION

The hamlet of Trebudannon lies approximately 7 miles from the popular coastal resort of Newquay with its beautiful beaches and rugged cliff scenery. The town centre is home to a wealth of restaurants, shops, bars and a multiplex cinema.

Further along the North Cornwall coast and 7 miles from Trebudannon lies Watergate Bay, home to Jamie Oliver's Fifteen Restaurant and the Extreme Academy.

St Columb Major is the nearest town just 2 miles distant. The town centre facilities meet day to day shopping and banking needs. There is also a Primary School at St Columb Major, a Doctor's Surgery and a Veterinary Hospital and Surgery.

There are two secondary schools in Newquay. Newquay Tretherras and Newquay Treviglas. Newquay Treviglas received an 'Outstanding' rating in its 2012 OFSTED Report.

Though rural, Trebudannon is just a mile and a half from the A392 which itself is just a couple of miles from the main A30. The proximity of the A30 means that much of the county is commutable by car.

Truro city centre is just 17 miles away. The cathedral city has the largest shopping centre in the county with high street names such as Debenhams, Mark & Spencer and Waitrose. Private schooling for all ages is also available in Truro.

Cornwall Newquay Airport which offers flights to a number of UK and overseas destinations (some seasonal) is within a 10 minute drive. Amongst other routes the facility currently offers a three times daily service to London Gatwick and Summer flights to Alicante and Frankfurt Hahn.
Proceed away from Newquay along Narrowcliff which becomes Henver Road and then Quintrell Road. Continue until reaching Quintrell Downs. Drive over the railway line and at the roundabout take the 1st exit (left turn) onto the A392. Proceed along the A392. Continue until reaching the White Acres Holiday Park on your left. Turn left here which is signposted Trebudannon. Drive along this road for approximately 1.5 miles. Take the second left turn signposted Trebudannon. Trebudannon Manor is along this lane on the right hand side.
