The Story

Waking to birdsong and the sound of the river flowing by the mill, a stay in Old Mill Cottage has
delighted many seeking peace and seclusion. "It backs on to the golf course, so you can sit on the terrace and enjoy lovely views across to Southwell race course," said the owner. "The nearest neighbours are down the lane but out of sight and sound so it's a nice, peaceful place.
A CAPTIVATING CONVERSION
Better still, the Mill is just one small part of the property, which also includes a Grade II Listed
watermill, dating from the 1700s, and an adjoining granary/Miller's cottage. It is believed there has been a mill on this site dating back to the time of the Domesday Book. The owners have secured planning permission to convert the mill and granary into a unique character home. As part of the conversion, two rooms from the cottage become part of the Mill. The planning permission also allows for the conversion of the stable block into a further home, and an additional outbuilding could be converted to garages subject to planning permission. "The mill and granary will make a very special four bedroom home. The views over the golf course from the upper windows of the mill are stunning," she said. The conversion will make the most of the building's history, many traces of which have survived intact. "Once converted, it will still have lots of beautiful original features. The granary building is full of thick timbers and the planning permission states that the wheel must be restored. A glass partition would be put in so when you go up the stairs you would be able to see the wheel - so it would really appeal to someone who likes history."

THE BEST OF EVERYTHING
While the Mill, which sits in gardens and comes with an option of a paddock, feels luxuriously secluded, there are plenty of amenities within easy reach. "One of the attractions when we bought property was its location and the fact it is walking distance to the village and only about three miles from Southwell, which is a really nice market town.

Setting the scene

The area/site as a whole features an enclosed garden housing the oil tank for the central heating system
that services the cottage. In addition to the gardens and grounds of the mill and cottage, which are all
laid to lawn with a small patio to the rear, there is an additional 1 acre of land (STMS) directly to the
front of the property which is included in the sale and is home to a derelict garage/coach house. The property also features a two acre (STMS) fenced paddock which forms part of the site as a whole this can be purchased by separate negotiation.

Whats Nearby

The property is situated in the small hamlet of Rolleston, which is positioned between Southwell
and Newark. Both offer a number of amenities, in particular the Minster School at Southwell. Newark is an excellent market town where there is a variety of shops including supermarkets within the town. Newark Northgate Station has a fast train service to London Kings Cross taking approx. 1 ¼ hours. Nottingham is 17 miles away and has a wide variety of restaurants, bars and theatres.

Within Easy Reach

Both Southwell and Newark are an easy drive away. There are local train service which runs from Rolleston Station to Nottingham, there is a fast train service from Newark to London Kings Cross. The A1 and A46 are a short car journey away and connecting roads through to the M1. East Midlands Airport is just over 32 miles away and would take approx. 45minutes to 1 hour to reach.

DIRECTIONS:

Leaving West Bridgford take the A612 towards Burton Joyce and Lowdham. Proceed to the roundabout at Lowdham and take the second exit continuing on the A612 towards Southwell.
