SPECIFICATION Each house will be constructed using Bradstone traditional cream walling stone, with architectural stone soldier course heads over all reveals, and a traditional insulated cavity wall construction with solid concrete block inner skins and ventilated concrete block and beam floors. The houses are then dry lined internally.
White UPVC double glazed windows and part glazed composite front doors are provided. The front door will be in a wood grain effect with a pastel colour.*
The roof will be finished with Redland double pan roof tiles, insulated internally to meet the latest requirements of SAP/building regulations.
The houses are provided with a 10-year warranty from CRL.
Each house will have a choice of fitted kitchen*, appliances*, tile combinations* and floor coverings*. (*subject to the stage of build when each house is sold).

OPEN PLAN LIVING/KITCHEN 27' 6" x 16' 10" (8.386m x 5.15m) Maximum Measurements Subject to the stage of build when each property is sold, we will be pleased to offer each purchaser a choice of fitted kitchen and a choice of appliances. There will be a variety of choices of style, worktop finish and colour. Marble/granite can be provided at additional cost.
Appliances included with the kitchen will include an electric double oven and gas hob, a stainless steel sink with a choice of tap, a fitted dishwasher, a stainless steel/glass cooker extract and a matching or tiled splash back. A space for a washing machine/tumble dryer and for a fridge freezer will be provided, along with a water supply for integral ice machine if required. Integral appliances can be provided if preferred.
The trade price budget for each kitchen will cover the cost of a kitchen and the above appliances/spaces, against the design shown on the house plans. If a style and appliances are chosen that altogether exceed this budget, then any additional costs can be passed on.
BEDROOM/STUDY 13' 10" x 10' 4" (4.236m x 3.150m) Rear Aspect.
BATHROOM The bathrooms are finished using white porcelain sanitary ware. We use only heavy duty baths in either GRP or Steel (so they won't move when you step into them) and solid white bath panels. A thermostatic shower is provided, and glazed shower screen, and where a separate shower is shown, a heavy duty tray with screens.
A chrome heated towel rail is provided in each bathroom. Options exist for a dual electric heated towel rail and electric under tile heating if required at additional cost.
We provide an up-rated extractor fan in the bathrooms, and a back-lit mirror above the basin, with shaver point.

SHOWER ROOM (TILING SPECIFICATION) A choice of wall and floor tiles is included for the Kitchen, above all worktops up to the underside of units (or a splash back will or can be provided), and for all bathroom areas, which will have full floor tiles, wall tiles to the ceiling around the bath and shower, and splash back behind the basin.
A good range of tiles will be provided for purchasers to choose from.
A trade price limit of £10 per square meter for kitchen tiles, £15 per square meter for all other wall tiles and £20 per square meter for floor tiles has been set. Any costs exceeding this will be passed on to the purchasers. A good choice of tiles can be supplied within these 'trade' figures, which are typically 20% below the list price, less Vat.
In the event that you do not choose to have the kitchen floor tiled, then the cost of the tiles will be offered as a contribution towards other floor coverings.
GARAGE The garage will be finished internally as a concrete floor. A manual 12-panel white steel garage door will be fitted, from Garador. Electric opening can be provided at an extra cost of £500.00.
Internally double pendant lights will be fitted to the ceiling, switched from either end, with 2 x double sockets provided.
A washing machine waste and water feed will be provided at the back of the garage if required.
In addition, it is possible to create a future separate utility room across the back of the garage, which would reduce the garage length/depth to 4.5m.
A further option exists to create an additional future reception room/study or a forth bedroom in the garage, which has a 1200mm side window which can be utilized for this, which would then reduce the garage to a half depth garage at 3m, ideal for bikes/motorbikes etc.
GARDENS Each house has a small private rear garden, finished as a level surface with a slabbed path leading to a wooden rear gate with South-Cerney stone chippings over the remaining areas. Adjacent to the gate will be a wooden bike and bin store.
Any other hard landscaped areas will be finished with South-Cerney stone chippings.
Wooden panel fences between plots will be provided, with future responsibility being for the left hand fence when viewed from the front.
Front gardens will be laid to lawns and some planting areas.
Each house will have an allocated parking space, provided in permeable pavers however parking for a second car will probably be possible.
PRIVATE ROAD The roadway leading to plots 7, 8 and 9, and to the parking spaces for plots 1 to 4 is a private road, which will be transferred in ownership to one of the houses, with the other dwellings having both a right of access over it, and all 7 properties having an equal and joint responsibility (covenanted) for its upkeep. The front section of the driveway will be used by all 9 properties and will therefore be the responsibility of all 9.
The roadway will be finished with a bound 'permeable' tarmac surface, and whilst remaining a private road, will be built to adopted road standards, so should not become a maintainable legacy for the 9 owners, and in particular due to the low level of traffic using it no ongoing maintenance (or cost) is anticipated.
HEATING Each house will be fitted with an 'Ideal' high flow capacity gas fired wall mounted combination boiler, for both central heating and hot water.
The central heating and the hot water are controlled through a programmable controller, though radiators in all of the rooms are also fitted with thermostatic radiator valves.
SECURITY All houses are finished with independent mains smoke alarms for regulatory fire safety, and in plots 7 to 9 a wireless remote controlled burglar alarms for each home's security.
All houses have high quality UPVC double glazed windows and doors.
LIFESTYLE Floor coverings in all rooms are included as carpet throughout, other than the wet rooms which will be tiled. However, if for example wooden flooring is required in any of the rooms, we would be pleased to provide an additional price for you. Please let us know what you have in mind, and provided we know within sufficient time during the build we will endeavor to incorporate whatever you require.
We provide several telephone points for phone and/or broadband connections in each house, and most rooms will also have TV points, with a TV aerial provided.
We provide a media duct to each house within the development, though it is up to each individual owner to agree supply contracts with service providers, i.e. BT, Virgin, Sky etc.
FINAL FINISH The houses are painted and decorated throughout prior to your occupation, with all internal walls painted in Magnolia vinyl emulsion. All ceilings are of smooth finish in white emulsion. Coving can possibly be provided at additional cost if required.
Internal doors are of traditional vertical slatted design finished in white gloss, which is also used for all skirting and door surrounds. Contemporary satin chrome door furniture is provided on all doors.
A part glazed door will be provided between the lounge and hallway
Oak doors, of a similar slatted design can be supplied at additional cost.
CERTIFICATIONS We will supply each house with a full suite of the necessary certificates including:
Building regulations compliance/occupation certificate,
Gas test certificate, Electrical Test certificate, Air Test certificate,
Energy calculations and EPC,
Copies of all structural calculations required in order to obtain building regulations compliance (if required).
10 year CRL warranty certificate to CML requirements
