Feabuie is situated in the North East of Scotland, in the Cairngorm National Park, an area renowned for its outstanding beauty. Cromdale is about one mile to the north and has a hotel, post office and village hall. The land surrounds the settlement of Balmenach with its famous distillery producing Balmenach malt whiskey and Caorunn gin. It was historically served by its own railway which was a branch from the Strathspey line.
Grantown is the capital of Strathspey and a leading tourist resort. It has a shopping centre, hotels and guest houses, primary and secondary schools, and a community hospital and health centre. Sporting facilities include an 18 hole golf course, tennis courts, a bowling green, a Leisure Centre with a swimming pool, a children's recreation park and forest walks through Grant Park.
The Cairngorms area is renowned for its spectacular landscape of mountains, forests, rivers and lochs, abundant wildlife and year round sporting amenities. In addition to the traditional field sports which are widely available on many of the estates in the area, there are extensive downhill and cross country ski runs at the Cairngorm Ski Area, water sports on Loch Morlich, salmon fishing on the River Spey, and countless opportunities for walking, climbing and mountain biking over the hundreds of miles of paths and trails in the Cairngorms and Grampians. The sandy beaches of the Moray Firth are within easy reach.
The A9 Perth to Inverness trunk road provides fast access to the north and south. Trains to Glasgow, Edinburgh and Inverness, and an overnight sleeper service to London stop at Aviemore, about 17 miles to the south. Inverness Airport (42 miles), from where there are regular flights to London, can be reached by car in typically about an hour.
The majority of the land at Feabuie is classified as Class 4(2) with some Class 3(2) by the James Hutton Institute. The land is relatively flat rising to the southern and eastern boundary, and lies between 200m and 270m above sea level. The fields capable of arable cultivation are of a good workable size with access to all of them via either the public road or an excellent network of internal tracks.
The current owners farm the land in hand as part of a larger farming enterprise. The arable land is generally sown in spring barley or left fallow with some pasture let for grazing.
There are a number of small areas of native broadleaved woodlands and two blocks of conifers across the farm providing shelter, amenity and the basis of a rough shoot.
There are two house sites and three agricultural buildings sites with planning permission giving a purchaser the opportunity to construct a farmhouse and agricultural buildings at Feabuie. No.5 (Braeside) on the sale plan has permission for a four bedroom house and occupies an elevated site offering outstanding views over the surrounding land. No. 1 (Balmenach Neuk) is situated in south west corner of the farm in a sheltered site and has permission for a 2 bedroom house and garage. Sites 2, 3 & 4 on the sale plan have permission for agricultural sheds to service the land.
All the permissions are 'live' and accesses have been created to each site. Full details are available from the selling agents.
