Full description

Found on a picturesque and super-quiet road, this fantastic three bedroom maisonette is situated a moment’s walk from Highbury Fields. Covering the first and second floors of this elegant period home, the flat is bathed in natural light, and the secluded roof terrace at the very top of the building is a glorious addition.

Horsell Road forms part of a small collection of streets that sit in between the Holloway Road and Highbury. Within this enclave, there is no through access for cars, which means that it is wonderfully quiet despite the prime location. And with various transport links on your proverbial doorstep and Upper Street only minutes away on foot, it’s a simply brilliant spot.

Brickworks Says - We really appreciate the fact that the original conversion respected the character of the building, with only two flats in total - both of which have their own private entrances. This means that the main door is used by you alone, which materially provides additional privacy and security, but also imbues an increased sense of ownership.

The flat itself is set out on split-levels, which gives the whole apartment a sense of breathing space, with clearly defined areas - top floor for the main bedrooms, for example. Our favourite spot is the living room, which is wonderfully light, with large bay windows, high ceilings, and an original marble fireplace at one end.

The Owners Say - We love that there is a great view from every window, whether it is the gardens and roof tops leading up to Highbury Fields or the beautiful Clarendon Building. It is a great flat for entertaining. We enjoy cooking in the country-style kitchen and relaxing in the spacious reception room.

The house is wonderfully quiet, with the roof terrace in summer feeling like a peaceful retreat. We are in easy walking distance of the Overground, Victoria and Piccadilly lines, and can connect to all of London's major airports with ease. This has been an immensely happy home for us - it has had much to offer both before and after starting our family.

Points To Consider - The flat comes with a share of the freehold (50%). No monthly service charge or ground rent costs are split equitably with the downstairs owners when the need arises.

Council Tax Band: E (£1,584.18 per year)

Set in the middle of the triangle between Holloway Road tube, Highbury Corner and Drayton Park overground you are amazingly-well placed for a stress-free commute. Buses also run from the Holloway Road to the four corners of London.

Brickworks Loves - Le Peche Mignon: this wonderful, independent cafe and food store is literally at the end of the road. And when the sun shines (fingers crossed), there is a small, outside seating area too. We adore this place.

Trullo: with a commitment to simple, seasonally focused, Italian inspired dishes, this restaurant near Highbury Corner is a joy. No fuss; just expertly cooked food in a relaxed environment.

Provisions: this new, wine, cheese, bread & beer shop is a sign of how the Holloway Road is changing fast and for the better (in our opinion). The selection of artisanal produce is extensive and - even better - if you take in an empty bottle they will fill you up with house wine. What a brilliant idea.

Akari: set in an old public house, it can initially seem like an incongruous mix, but as soon as you set foot inside and then taste the sushi it suddenly makes sense! Fabulously good food, at very reasonable prices (Japanese food can be super-expensive!).

Highbury Fields: this iconic park is the largest in Islington and it is just around the corner. Almost every conceivable activity is catered for during the course of the year, but it is equally great to just relax and enjoy a lazy summer barbecue.

About Brickworks - Brickworks is an independent company committed to an intelligent and ethical approach to estate agency. We were founded on one guiding principle: to bring positive and significant change to the way people buy and sell a home.

The Legal Bit - Whilst we endeavour to maintain accurate photographs, floor plans and descriptions, these are intended as a guide and purchasers must satisfy themselves by personal inspection.
