The ideal family house in the ideal family village? Spacious, modern, well presented but also comfy and inviting throughout.

Kirtlington is a vibrant village with a good community. Locally there is a village school; a shop with Post Office; one pub/ restaurant; a further Johanssens & AA rated hotel/ restaurant, and a fine church dating to Norman times. Within a short distance (c.1 mile) Kirtlington Polo ground and Kirtlington Golf club are further attractions, quite aside from many canal side and woodlands walks nearby. Travel to Oxford, London and Birmingham is straightforward by either road or rail, and there are frequent bus services. For further information about the village please visit en.wikipedia.org/wiki/kirtlington.

Finding a genuinely spacious home in Kirtlington can be a challenge! 3 Hatch close has been extended and continuously upgraded to provide exactly that. The original house was a light but conventional four bed. Today it provides the "ideal" mix of five bedrooms or four beds plus decent sized study, a lovely large living room, genuine "eat in" modern kitchen with a large utility adjacent, and a further good-sized sitting/ living room. For growing families the garden is ideal, being quite large, mainly lawned and secure. There is also ample parking ensuring home workers meeting clients or teenagers obtaining driving licences are equally catered for! It really is the "perfect" family home.

Entering the house, the first impression is of a pleasantly light and quite large hall which, pleasingly, retains the original oak block floor. To the right is a handy, modern cloak room and beyond that is a large living room. The central feature is a fireplace and with double doors at rear and a window to the front it feels a large and positive space, ample for any family. On the other side of the stairs the kitchen is very similar, expansive with so much space that while three sides at one end are occupied with a comprehensive range of units, at the other end there is space for a dresser alongside a large dining table and even an easy chair! The utility contains yet more storage cupboards and the plumbing for washing machine etc is here, leaving more space in the kitchen. Finally downstairs the other reception is currently used as a teenage "snug"/ informal room giving them an ideal relaxing space of their own.

Upstairs the bedrooms are all good sizes. The master is equipped with a range of wardrobes yet is still long enough to house eg a chest of drawers at the end of the bed. It's en-suite is well equipped with a modern suite including a shower and, unlike many, it has its own window. All the other bedrooms are doubles and most contains wardrobes, but of particular note is the bedroom in the extension. This is really quite a size running the full depth of the house, ensuring that eg a double bed, wardrobe, chest and desk would all amply fit with room to spare. In addition the landing is broad and light plus there is an airing cupboard.

Outside to the front the driveway is lengthy and hard paved hence there is room for three or four vehicles off street, with no restrictions to parking in the close so there is overspill space if needed. Side access leads round to a very wide garden, plenty of room for football and a vegetable patch alike, plus there is a surprisingly large shed with windows all down one side overlooking the garden (not included but available under separate negotiation). In the other corner a delightful paved terrace is designed to maximise the sun and this is flanked by some very pretty border plants. The whole is enclosed by fencing and feels mature and pleasant.
