This brilliant two-bedroom garden flat is found on a quiet, one-way street in South Tottenham. Lovingly improved over a period of years, the flat is full of light, warmth and character.
Well located within walking distance to Seven Sisters tube and nestled in the collection of streets that surround the super-popular Downhills Park. Bus stops at the end of the road take you in every direction: Waterloo, Stoke Newington, Crouch End and so on – this is a great spot within a vibrant and evolving community.
Brickworks Says - The fact that the flat is purpose built, with its own front door, brings the advantages of extra security and an added sense of privacy. The layout feels more considered too. Some period conversions can feel compromised in some aspect, but the flat enjoys high-ceilings, well-proportioned rooms and an intangible sense that just feels right somehow.
We particularly love the kitchen, which is easily large enough to have friends round for dinner. There is stacks of counter space too. And the garden is a treat as well with a pretty patio area - perfect for a glass of something cold and delicious on a balmy summers day.
The Owners Say - We have loved living at Handsworth road for the last 8 years. Its a spacious home, with bags of character, high ceilings, wooden floors and a pretty garden. It gave us the space we needed as a young professional couple and has become a great family home for us and our daughter.
Having easy access to the Victoria line is one of the big benefits of living here. It takes just 30 minutes to get from our front door to Oxford Circus. We are also well positioned for the excellent bars and restaurants on vibrant Green Lanes. The local area has changed a great deal since we first moved in with bars and cafes popping up all over the place. We have enjoyed the nearby swimming pool, Sunday market, parks and Lordship Recs community space and The Hub caf.
We have made great friends on our street and in the area. We will be sad to say goodbye.
Points To Consider - Over 900 years remain on the lease term. The Freeholder lives in the flat above. There is no regular service charge paid. Ground rent is £8 each quarter.
Part of Haringey Council, the property is in council tax Band C (£1,319 pa).
The garden is shared with the flat above, and is beautifully maintained (by the owners of both).
Whilst Phillip Lane is a busy thoroughfare, Handsworth Road is a tranquil spot. Unlike some adjacent roads it is not a cut-through, and the fact that it is one-way also makes for a quieter street.
Brickworks Loves - Banc Brasserie: long awaited, and still pretty new to the area, the Brasserie aimed to fill a gaping hole in South Tottenham - a decent place to grab a coffee! And they have pretty much delivered too; it is welcoming and light and the food is decent (particularly the fry-ups). The location is probably the best bit though, found by the main entrance to Downhills Park and school, the outside seating area is a great spot to people watch in the summer.
Craving Coffee: this independent coffee company near Seven Sisters has justifiably become a Mecca for coffee lovers. So forget corporate Costa and grab a proper double Macchiato from Matt & Rachel and the gang. Oh, and they have an alcohol licence too (as and when required).
Downhills Park: a hop, skip and jump away is this wonderful Victorian Park serving the local community with a playgroup, tennis courts, playground and its very own lavender and rose garden. We love it.
Sushi Heads: a sushi place just around the corner in N17? Oh yes, and its a bloomin great too! Excellent value, super-fresh and made to order by a local parent and restaurateur. Whats not to love?
Antepliler: Green Lanes with its plethora of tasty Turkish eateries is a short drive or 25 (or so) minute walk away. It is impossible to choose a dud in our opinion, however, a personal favourite is Antepliler: the best lamb chops and Pide on the parade; child friendly, buzzing and atmospheric. And despite the hoards, a table always seems to be free.
