Pleasance Farm is located on the south side of the country town of Coupar Angus in the famed Vale of Strathmore, about half way between Perth and Forfar. The Sidlaw Hills lie to the south and the Grampian Hills to the north. For a relatively small town, Coupar Angus is well serviced. It has a supermarket, post office, banking and legal services, a primary school, medical centre and a large play park. The nearest larger town is Blairgowrie, only 4 miles away, which has a wider range of services with cottage hospital, secondary
schooling and championship golf course at Rosemount.
Perthshire is well-placed to access all parts of Scotland and it is renowned as an attractive place to live and work. The cities of Perth and Dundee and their surrounding areas are rich in history and culture and they both offer a wide range of shops,
amenities and services, including a choice of supermarkets, retail and industrial parks, museums, music and theatre venues and cinemas.
Sporting and outdoor opportunities abound with local sports clubs and leisure facilities, golf, curling, cycling, adventurous and equestrian activities and country pursuits such as fishing, shooting and stalking.
There are a number of private schools within 25 miles including Craigclowan, Strathallan, Kilgraston, Glenalmond and Dundee High School.
The A94 from Coupar Angus links eastwards to the A90 at Forfar providing easy access north to Aberdeen and westwards to the M90 and A9 at Perth. There are railway stations in Perth and Dundee; the nearest major airport is on the west side of Edinburgh with a smaller one closer in
Dundee serving London City.
There is a good selection of agricultural contractors and suppliers in the district, including East of Scotland Farmers in Coupar Angus and Earnvale Tractors at Balbeggie, and the nearest livestock auction mart is United Auctions, Stirling.
The current rotation includes Spring and Winter cereals together with seed potatoes and beans/peas as break crops . Yields have averaged 8.5 tonnes per hectare Winter wheat and 6.5 tonnes per hectare Spring barley.

General Remarks and Stipulations
Method of Sale and Lotting
Pleasance Farm Land is offered for sale freehold by private treaty in four Lots. The Sellers reserve the right not to accept the highest or any offer.
Mains power and water are available nearby and are close to most of the Lots. Coupar Angus has mains gas and there are foul water drains in the public highways within the town.
Access to all fields can either be gained via the public road or farm tracks.
The new boundaries bordering Lots 2 and 3 will be fenced by the Seller.
Servitude rights, burdens and wayleaves
The property will be sold subject to, and with the benefit of, all servitude rights, burdens, reservations and wayleaves or any other third party rights howsoever constituted.
Planning and Development
Areas within Lots 1 and 2 have previously been zoned for development, although they are not identified in the current Coupar Angus Local Development Plan.
A standard security, over the areas hatched red in the plan, is to be granted by the Purchaser in favour of the Sellers for 50% uplift in value resulting from any planning approval for
residential development within a period of 30 years from the date of purchase.
Timber and Mineral rights
All standing and fallen timber is included in the sale. Mineral rights will be included in t he sale insofar as the Seller have rights thereto.
The Sporting Rights are included in the sale.
Potatoes are being grown on the property under contract.
Prospective purchasers should be aware that they will not be able to take entry to the fields under potatoes until the crop has been lifted. The fields will be grubbed following lifting so that they are ready for ploughing.
Basic Payment Scheme
Virtually all of the land is registered for IACS purposes. The single farm code is 89/669/0010 and there are 71.04 units of entitlements.
The purchaser(s) of each property shall, in addition to the purchase price, be obliged to take over and pay for, at a valuation to be agreed by two valuers, one acting for each party, or an arbiter appointed by the valuers or, failing agreement as to the appointment, by the President for the time
being of the Royal Institution of Chartered Surveyors (Scottish Branch), the following:
1. All cultivations carried out in preparation for the 2017 crop valued on a labour and machinery basis.
2. All growing crops, on a seeds, labour, lime, fertiliser, sprays and machinery basis with an increment representing the enhanced value of the establishment and age of such crops.
3. All hay, straw, fodder, silage and farmyard manure and any other produce at market value.
4. All oils, fuel, fertilisers, sprays, chemicals, seeds and sundry at cost.
Note: If the amount of the valuations has not been agreed on the date fixed for completion, then the purchaser shall pay to the Sellers such a sum as Bidwells shall certify on account of the valuation pending agreement. Should the payment not be
made within the seven days then interest will become payable on the outstanding monies at 4% over Bank of Scotland borrowing rate.
Viewings are to be conducted strictly by appointment with Bidwells, Perth office. The land is an agricultural holding and appropriate caution should be exercised during inspection,
particularly in reference to any farm buildings and any fields with livestock.
A closing date may be fixed and prospective purchasers are advised to register their interest with the Selling Agents.
Prospective purchasers should note that unless their interest in the property is so registered, no guarantee can be given that notice of a closing date may be advised and consequently the
property may be sold without notice.
The Title Deeds are available for inspection by a prospective purchaser or his agent by prior appointment at the offices of the Sellers solicitors. Should there be any discrepancy between these particulars, stipulations, special conditions of
sale and missives of sale the last shall prevail.
