Bradfield Southend is a very popular village with a thriving community benefiting from its unspoilt rural surroundings and its strategic location with easy access to nearby towns, the M4 and commuter trains to London.

Situated on high ground above the Pang Valley, Bradfield Southend is in the North Wessex Downs A.O.N.B. and enjoys close proximity to stunning countryside including an impressive avenue of 400 year old oak trees to the west of the village and Bucklebury Common.

In the village there is a shop and post office, primary school, Montessori nursery, the Queens Head public house, village hall, recreation ground, cricket club, repair garages, and garden nursery. Very nearby there is a health centre in Chapel Row, and excellent sports facilities in Bradfield including a swimming pool and tennis complex.

Buses to/from Newbury and Reading serve the village and there are local mainline train stations at Theale, Pangbourne and Midgham with direct services to London Paddington in 45 minutes.

The local area has a wide range of state and private schools.

Watchmakers is a particularly handsome bay fronted early Edwardian house with red and white brickwork to elevations under a pitched slate roof. Extended in 2009, the property has successfully retained its original architectural integrity and character with numerous period features evident throughout. Excellent family accommodation is afforded. To the ground floor is a spacious entrance hall leading to the sitting room with open fire, family room, large kitchen/dining room with oak flooring and doors onto the garden, utility room & cloakroom. To the first floor are four bedrooms, three of which are large doubles, and the 4th a large single/small double, with two family bathrooms, all arranged around a spacious landing.

Tasteful improvements and modernisation have been undertaken in recent years but further potential exists to suit individual purchaser’s own requirements, with preserved planning permission in place for an oak framed double garage, and opportunity to extend further or for loft conversion subject to relevant permissions.

Set well back from the village road is a mature hedged boundary with an opening into a spacious gravel forecourt providing ample parking space. To one side of the house, double timber gates lead through to the rear.

The rear garden has fenced boundaries, and is wonderful for a family, being private, secluded and generous in size. Mainly laid to lawn, with a variety of colourful beds, borders and shrubs providing interest. To the further end are raised vegetable gardens, large timber workshop/storage shed, and greenhouses (by separate negotiation). The garden extends around the side of the house, where there is preserved planning permission for an oak framed double garage.

Mains water, electricity and drainage are connected. Central heating and hot water from oil fired boiler.  Secondary hot water supply from immersion heater. Bottled gas connected for hob.
