THE STORY

When the owners of Mallards were looking for a new home, six years ago, it was the relaxed, rural lifestyle that attracted them to the historic house.
"We think it's about 100 years old and that it was originally built as two homes just after the first world war by the Salvation Army," explains one of them. "I remember viewing it for the first time. It looked very beautiful but it was the idea of bringing up children here that particularly appealed to us - we had young children and we wanted the space and freedom for them to run around."

INTO THE 21ST CENTURY

Over the years, the couple made substantial changes to their charming home, mainly to upgrade it and bring it up to modern day standards.
"We installed new drainage, we insulated it and we tried to make it more sustainable and affordable to run. We added, for example, a biomass boiler and solar panels," says one of them. "We wanted to make sure that despite being an older property it wasn't expensive to run."
The interior was painted with a calming shade of elephant grey, which reflects the natural light; new bathrooms were installed and the kitchen was enlarged and then refitted by a local joiner: "It looks lovely: we have an Aga, as well as a normal oven and hob for the summer."

WINTER WELCOMING

The drawing room is large, with a fireplace, so the family often spend their time there in the winter.
"But we tend to live in the kitchen, where there is more seating and you can easily fit seven or eight people in. The Aga makes it incredibly cosy. The girls will play outside and come in all cold, and sit in front of it to warm up."
With two reception rooms, a spacious entrance hall and a sizeable garden, Mallards is the perfect setting for family life and entertaining.
"We have had some big parties in the garden: the girls' birthday parties every year and end of school parties, and Christmas is brilliant here, with my family and my wife's family visiting," he adds. "We can all sit down together to enjoy Christmas with each other."

MAKING A SPLASH

The heated swimming pool sits beneath a glass-panelled roof, allowing an abundance of natural light to flood in.
"My wife swims with the children every morning and it is excellent watching them progress. It's a great place to spend time as a family, but it's actually also a great place to entertain."
There is plenty of space for garden furniture at the poolside - perfect for when it starts to rain during a garden party.
He adds: "It's wonderful; we can fit everyone around the pool with a six-seat table for the children and a nine-seat table for the adults."

CREATURES GREAT AND SMALL

Above all, however, the owners have valued giving their children an idyllic rural upbringing.
"We have animals, and I think that's what we've enjoyed the most about living here: the experiences our children have had with them. We have had pigs, chicken, sheep and geese - all sorts of animals. My 10-year-old daughter helped with the lambing."
When their children's friends visit, they can all run outside to climb the trees and enjoy themselves.
"It's given them great confidence and freedom," he explains. "But it's great for us too. As it's so safe here, we can relax while they play outside."

PRETTY AS A PICTURE

While Mallards boasts all the tranquillity of life outdoors, it is nonetheless in a convenient location.
"I've worked in London for quite a while, and it's only two miles to Colchester station, so I used to bike in every morning, or you could get the bus into town," says the owner.
Trains from Colchester to London Liverpool Street take under an hour. And there's plenty to enjoy in the local area as well. Dedham Vale, Area of Outstanding Natural Beauty and home to the picturesque views captured on canvas by John Constable, is under a 10-minute drive away.
"You can punt along the river or sit with a picnic; it's absolutely stunning," he describes.
Boxted village has a butcher's, a "pick-your-own" farm and even its own vineyard.
"I'll miss the space and the children being able to disappear off," he says. "They go off into the woods to play for three or four hours at a time, then return all muddy. That kind of freedom to explore - while we know that they are safe in the grounds of the property - is very rare."

SETTING THE SCENE

The garden at Mallards features lots of shrubs and cottage-style flowerbeds, with geraniums, lupins and foxgloves.
"It is quite easy to maintain but still colourful," says the owner.
With a large garage, a cart lodge and a sizeable boiler room situated in the garden there is also plenty of storage space: "The boiler room is very warm and dry," he adds. "And then there are five stables and a tack room."
There is also a pond outside the kitchen window, currently populated by nesting moorhens.
"Then later on in the summer we'll have mallards visiting," he says. "That's where the name of the house comes from: the mallards that come every year to live on the pond."

WITHIN EASY REACH

London to the south. Colchester town centre is 3½ miles away (approx.) and has a mainline railway station providing links to London Liverpool Street.

WHATS NEARBY

Mallards is situated on the outskirts of the village of Boxted which is within a short distance to the north of Colchester's town centre.
Nearby is a general store/post office in the village of Great Horkesley and a choice of pubs. By road it is ideally situated a few minutes away from the A12 providing access to Ipswich to the north, and Chelmsford.

DIRECTIONS

Proceed out of Colchester on the Northern Approach Road, turning right at the mini roundabout onto Straight Road, continue past the Football Ground and Mallards is located as a turning on the right and is screened predominantly by conifers.
