Offers are invited for the site of the Goldthorpe Primary School located at the junction of Barnsley Road and High Street Goldthorpe.

This is an opportunity to acquire a cleared development in site the heart of the village of Goldthorpe, which comprises 2.3 acres (0.93 hectares) or thereabouts.

Goldthorpe is a village within the Metropolitan Borough of Barnsley. Historically within the West Riding of Yorkshire and in ancient times it was a small medieval farming village. In later years Goldthorpe flourished as a coal mining community and following the closure of the pits and the inevitable increase in levels of socio-economic deprivation that followed, Goldthorpe is now beginning to benefit from regeneration programmes and investment.

Goldthorpe is currently benefiting from investment into the housing stock, particularly the empty homes strategies. The Goldthorpe Industrial Estate is also the home of a number of successful companies and has recently seen Aldi invest in a new 55,000 square metre distribution centre which has created 100's of new jobs.

The site is located at the heart of the community at the junction of Barnsley Road and High Street. The school currently occupies a main road location and is
part of the main retail core of the settlement.

Goldthorpe is located off the A635 Dearne Valley Parkway approximately 10 miles from the Barnsley Town Centre

Goldthorpe is one of the larger settlements within the Dearne Valley, located to the East of Barnsley, in South Yorkshire. It is located in attractive countryside and is also very close to the neighbouring villages of Bolton-Upon-Dearne and Thurnscoe.

For a number of years Goldthorpe has been the focus for significant physical renewal activity and this work has been directed by a master plan for the renewal of Goldthorpe. The combined regeneration investment to date for the Goldthorpe area since Housing Market Renewal activity commenced in 2006 is in excess of 20 million.

Since 2008 work has been ongoing with the community to develop a Goldthorpe master plan, which identifies a variety of regeneration priorities and projects for central Goldthorpe. The final version of the master plan was approved by the Council in August 2012. This master plan sets out the framework for the overall regeneration of Goldthorpe

A key element of this master plan is the construction of a new school (on site now) and the provision of new retail provision on the site of the existing school. Alongside this there has been investment in the public realm in the retail area and the settlement is also the focus for significant new private sector housing and potential new employment land provision.

The construction of the new school completed in summer 2016 and school provision was relocated and became operational from September 2016.

The school covers a site area of 2.3 acres (0.93 hectares) comprising of a level cleared site fronting Barnsley Road set behind a brick and metal railing boundary with several large mature trees facing the road. The original 1900's school building ran along this frontage and was demolished in November 2016.

To the rear of the western boundary was the former hardstanding playground and staff car park along with the main vehicular entrance gate, providing access directly from High Street.

To the south of the site the original single storey Infant school building has also demolished along with the caretakers house. This area of land is set behind a brick wall, with a secondary vehicular access fronting the High Street with access to a further area of hardstanding former playground and a grassed playing field to the rear of the site.

The school site title is registered freehold under title SYK518707. The sale is subject to all rights of support, public and private rights of way, water, light, drainage and other easements, quasi-easements and way leaves, all or any other like rights, whether mentioned in these particulars or not.

All mains services/ foul and surface water sewers are understood to be available within the site or in close proximity to the site. All enquiries regarding service connection and the exact location of statutory apparatus should be made direct with the relevant statutory undertakers.

Ground Conditions
No reports have been commissioned or carried out in respect of the ground conditions on this site. Given the school is a live facility all bids received will need to be made on a "subject to site investigation" basis.

The site is currently an existing education facility. Policy CSP43 of the Council's adopted Core Strategy states that such uses will be protected from development unless it can be demonstrated that the site and premises are no longer required by the existing use of alternative community use. Details given in these particulars, which indicate that the site is surplus to requirements for educational purposes, can be used in any relevant justification statement.

Policy CSP31 is the relevant Core Strategy Policy for town centres. This policy lays out the borough's settlement hierarchy and classifies Goldthorpe as a district centre. This policy states that District Centres have an important role serving localised catchments and meeting local needs. Any retail development will be expected to be appropriate to the scale, role, function and character of the centre.

Policy CSP29 relates to design. The site is in a prominent position and as such a high quality development will be expected that contributes to place making and to a healthy, safe and sustainable environment. In association with this, Policy CSP2 will require the development to achieve at least a BREEAM standard of 'very good' or equivalent. Policy CSP5 requires any development over 1000 square metres to incorporate measures to reduce the development's carbon dioxide emissions by at least 15%.

As the site borders onto residential properties, consideration will need to be given to Policy CSP40 to ensure that adequate mitigation is given to the impacts of noise and disturbance to neighbouring properties. Consideration should also be given to the Council's Supplementary Planning Document on 'Residential Amenity and the siting of New Buildings
