To be perfectly honest, however, we cant quite put our finger on why it is so fantastic, we just know that we love it and that it has an intangible quality which really makes it stand out.
The Owners Say - We fell in love with this flat because of the huge windows, high ceilings and lovely period features, and it is been our very happy home for three and a half years.
The open-plan living area is the perfect social space for dinners with friends or the odd party. It is also the ultimate cosy lounging spot for quiet evenings in, especially with the fire going in winter. In the summertime you can throw open the windows and feel almost continental! We love the indulgently spacious bathroom, but have made practical use of the space by hiding the washing machine and dryer in there too.
We enjoy the relaxed, village atmosphere of Church Street and Clissold Park, but can also pop out to try exciting new restaurants and bars in vibrant Dalston, and Newington Green - we feel spoilt for choice. Venturing further afield, we walk to London Fields and Broadway Market, along the canal, or through Canonbury to Angel.
We hope the next owners enjoy living here as much as we have!
Points To Consider - In this section, we generally draw attention to potential downsides to a property. We dont have much to say here, but perhaps the bathroom is further away from the bedrooms than ideal? But, what a fabulous bathroom it is!
The small communal entrance hall needs a bit of TLC, but this would be really easy and inexpensive to put right.
Unusually, for the first floor, the open fireplace in the living room is working, so you can snuggle down and gather round on a winters evening.
The owners extended the lease when they bought the property three and a half years ago. The current lease term runs for 158 years. There is NO service charge or ground rent.
Brickworks Loves - Fed by Water: this superb pizza place focuses (but not exclusively) on Vegan and Vegetarian food, but the real secret is the water purification process which goes into all its cooking. This might sound gimmicky or pretentious, but we cannot doubt the owners commitment and conscientious approach. The result is possibly the best pizza in London - it is stupendously good.
The Arcola Theatre: make the most of Dalston's cultural canvas by visiting the renowned, community-focused theatre, right around the corner. Or the bar of course, which is equally worth a trip.
The Rio: fabulous and deservedly well-thought-of, independent cinema. From the latest releases, to Lux video art show-casing. We think it is one of the most interesting cinemas in London.
The Londesborough Pub: much loved local public house, serving top-notch Sunday roasts with all the trimmings. There are loads of great pubs in and around N16, but this is certainly one of our favourites.
