THE STORY

With its breath-taking views, impressive Georgian style and exceptional living space, West Lodge presented so much to entice the current owner, Jenny. Since moving to the property, both she and her partner Colin have also been seduced by the Mersea Island lifestyle, which offers everything from long beach walks to evenings spent dining on fresh oysters.
"Until I met Jenny I had never even heard of Mersea Island, let alone visited it," Colin admits. "Now I never want to live anywhere else - in fact, I think it is one of the country's best kept secrets. This is such a beautiful place and we are in a great position, just 30 paces from the beach."

GRANDEUR AND PRESENCE

West Lodge is about 25 years old and blends period style and elegance with very spacious modern living. Symmetrical and well-proportioned, it offers five double bedrooms, two sumptuous bathrooms and generous reception space.
"I think the initial appeal was the grandeur and presence of the house," he explains. "Jenny saw it as a house they could grow into - a great family home in a wonderful location. Everything about it was attractive, from the fantastic views to the sense of sanctuary it offered as a place to escape to at the end of a busy day."

GLORIOUS LIGHT

West Lodge is entered via a bright entrance hall, which leads into all the main reception rooms and has an attractive staircase up to a galleried landing. To the left, the hall opens into the impressive drawing room, with its French windows on to the ornate sun terrace, and with views out over the landscaped garden and the sea beyond.
The study and dining room also look out over the sparkling estuary, as does the kitchen breakfast room, which is to the right of the entrance hall.
"The whole house is very light due to its beautiful, Georgian-style sash windows and because there are glazed internal doors as well," Colin says. "For a home which is so spacious and bright, however, it also manages to be very homely and welcoming."

ELEGANT INTERIORS

Jenny has brought her own decorative style to the property, which has enhanced its inviting ambience. Walls and ceilings have been kept light in colour and oak floors have been laid in the reception hall and drawing room. Soft furnishings and light fittings from Laura Ashley sit well with traditional features, such as the Adam-style fireplace in the drawing room and the deep coving throughout the house.
"There are some Axminster carpets and lots of glass chandeliers: the décor is in keeping with its Georgian style," he says. "This house is beautifully finished and ready to move into but new owners could take it further if they wished, by adding an orangery, for example, which would have vistas to die for."

ALL SEASONS

West Lodge is designed for comfort and easy living. The kitchen breakfast room has generous storage and work surfaces for food preparation, as well as space for a table with chairs.
"I do all the cooking and the kitchen breakfast room is very much at the centre of the home," he explains. "The drawing room has lovely views and really comes into its own in the winter, when the fire is lit and everyone is here for Christmas - but is also wonderful in the summer, when you can just walk straight out into the garden."
The master suite, with its dual aspect, beautiful bathroom and private balcony, is also a joy in the warmer months: "On Saturday and Sunday morning, when the doors are open, you just can't resist going out there to sit for a while"

BEST OF ALL WORLDS

If they are not relaxing quietly or entertaining friends at home, Jenny and Colin might visit Cudmore Grove Country Park on the eastern side of the island.
“There are so many picturesque places where you can escape from it all here but there is also a lot to do. Mersea is, of course, known for its sailing and its seafood restaurants, but it also has rugby, cricket, football clubs and easy access to day-fishing charters.” he says. “Colchester, which is itself a blossoming place, with so much history and good shops and restaurants, is only 15 minutes away and from there you can catch the train into London or pick up the A12.”

SETTING THE SCENE

The grounds at West Lodge include a south-facing, landscaped garden, which is surrounded by an eight-foot high privet hedge, and offers great privacy.
"It is a beautiful garden, with beds that are planted with lilacs and other perennial shrubs, as well as cherry trees and rose bushes," Colin says. "It is very easy to maintain."
The grounds also include five garages, with workshop and storage space, as well as plenty of off-road parking. The property is entered via electric gates.

WHATS NEARBY

The island of West Mersea lies to the South of Colchester; this property provides excellent access to the beach whilst the village centre is within a bike ride away which offers every day amenities including local stores as well as Tesco and Co-Op Supermarkets, Doctors, Dentist, Vets and a local Primary School. The island is ideal for any water sports enthusiasts and is home to very active kite sailing and microlight flying clubs. West Mersea is of course very well known for its yacht club, sailing club, bars and restaurants, including the well renowned Company Shed and Oyster Bar. There are many sailing events taking place on the island throughout the year including the annual Regatta.

WITHIN EASY REACH

Colchester town centre and it's high street shops, cafes and leisure facilities is within easy reach and there is also an excellent range of schools in both the private and public sector. Colchester offers excellent access to the A12 at Lexden, Colchester North Station, Marks Tey and Witham station offer direct links to London Liverpool Street with services running every 30 minutes.

DIRECTIONS

Driving towards Mersea Island on the Mersea Road, you will cross "The Strood" causeway linking the Island to the mainland, keeping to the right hand fork towards West Mersea and onto the B1025/Colchester Road. Continue on this road for about ½ mile and continue left onto Mill Road which becomes Kingsland Road, shortly after the petrol station turn left, which is still Kingsland Road and take the third left onto Prince Albert Road and right onto Broomhills Road. Continue to the bottom of the road and bear left onto Victoria Esplanade. West Lodge can be found on the left on the corner of Victoria Esplanade and Willoughby Avenue.
