An absolutely delightful listed house in a small hamlet a mile or so from the popular village of North Cadbury between Castle Cary and Sherborne. The former farmhouse enjoys a quiet peaceful setting well away from any busy road but nonetheless is conveniently placed for all the surrounding towns and villages. Grade 11 listed it's a very pretty house with roomy accommodation which includes a large drawing room, 2 other reception rooms, a kitchen and breakfast room, utility, 4 bedrooms and 2 bathrooms. In addition it has garaging, a stone barn with scope, parking and a sheltered south facing garden with lots of privacy. About the area
The historic manor of North Cadbury is recorded in the Domesday Book as held by the standard -bearer of William at Hastings. Today it's a popular quiet country village in easy reach of the station at Castle Cary and the A303 to London. The village has a parish church, pub, a well regarded primary school and an active and diverse community. The local towns provide a wide variety of facilities and there are sporting activities in the area to suit most needs. There are excellent state and independent schools in the area including Ansford Academy and the Bruton and Sherborne schools. Woolston is an attractive small hamlet about a mile east of North Cadbury and sits astride the boundary between North Cadbury and Yarlington parishes. For more info. see northcadbury.org.uk

Accommodation
Old Manor Farmhouse stands on the south side of the lane and is a very pretty Grade ll listed Georgian farmhouse dating back to at least the 18th century and probably a good deal earlier. Stone built under a thatched roof it has roomy accommodation which retains many period details enhanced by oil central heating. The central hall leads to the large drawing room (nearly 30ft x 15ft) which is a well proportioned light room having a double aspect, a parquet floor and a stone fireplace. The hall also gives access to the dining room which has flagstones and a stone fireplace with a Godin stove. This room leads through to an inner hall and the sitting room which has an inglenook and a wood burning stove.

*
The kitchen / breakfast room is on the sunny south side of the house with a stable door to the garden. It also has fitted cupboards, a sink unit, shelving and an Aga. Off the kitchen are a utility room and a cloakroom. On the first floor the master bedroom has fitted wardrobes and cupboards and an en suite bathroom area with a basin, wc and bath. There are 3 other bedrooms (all with hand basins) and a family bathroom.

Gardens and Grounds
Adjoining the house is a stone barn and there are also 2 open fronted garages. The house has a front garden bounded by a stonewall and to the side is ample parking for a number of vehicles. A path then leads to the garden and the stable door to the kitchen. This garden is delightful being sheltered, south facing and having lots of privacy. Mainly lawned with flower and shrub beds and mature trees it's bounded by stone walls and also has a paved terrace adjacent to the house and a kitchen garden area.
