About the Area 
Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills, an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. Schools 
The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance. There are excellent state & independent schools in the area which include several good primary schools, Wells Blue School, Strode College, Wells Cathedral School, Downside, All Hallows and Millfield. The Property 
The High Street runs from the Market Place in front of the Cathedral and a short pedestrian lane gives access from the High Street to Avenue House which is in easy walking distance of most of the City's amenities. Avenue House is a very good looking Georgian building which is Grade ll listed dating from at least the end of the 18th century and undoubtedly with earlier origins. It has rendered and coloured elevations under a slated roof with a front parapet. It has both sash and french windows, a panelled front door and of course a most attractive and striking cast iron verandah and balcony, highly ornamented with a bell-hip metal roof at both ground and first floor levels.

Internally many other period details remain including the window shutters, a marble fireplace, fine mahogany panelled doors, delightful cornices and plasterwork, panelled and oak skirtings and a gently rising staircase with a hardwood handrail and decorative cast iron balustrading. These details remain and the principle layout and design of the rooms are little altered. Fire screens and doors are placed on the landings and one of the main reception rooms on the ground floor has been subdivided to provide a reception cubicle. Elsewhere a small number of alterations have been made but these are generally easily reversible. Buyers are reminded that works to listed buildings require listed building consent. Accommodation 
The front door opens into a hall with a door to steps to the basement and also a door to the garden. There are two principle front reception rooms one of which is presently subdivided. From the main hall a door gives access to stone steps, which lead down to the basement with plenty of storage areas and the boiler room. There also a door to a courtyard with steps to the garden. At the back of the house at ground floor level is a store. This room could be integrated with the house (subject to consents).

Outside 
The garden is mainly lawned with mature trees and shrubs and a terrace next to the house. Steps rise for the end of the garden to parking space for several cars. This parking area immediately adjoins Union Street car park.
