A handsome period farmhouse in need of updating set in a beautiful rural location with long reaching views

Manor Farm House is situated in a lovely south facing position on the western edge of the village of Ebbesbourne Wake, towards the top end of the renowned Chalke Valley. Within the village is a super country pub, church and thriving local community.

Tisbury is about 6 miles away offering every day facilities including a Co-op, deli, post office, fishmonger, The Beckford Bottle Shop, doctor and dentist and a mainline railway station to London Waterloo, taking 1 hour 50 minutes. The popular market town of Shaftesbury is about 10.5 miles to the west and Salisbury is 12 miles to the east offering a wider range of shops / amenities including restaurants, theatre and cinema.

There is a wide range of both private and state schools close by including Sandroyd, Port Regis, St Mary's Shaftesbury, Clayesmore, Godolphin, Milton Abbey, Bryanston, Gillingham and Shaftesbury Schools.

Manor Farm House is a historic south facing village property which dates from the mid 17th Century with later additions in the 18th and 19th Centuries. It is believed to have been built as a hunting lodge for the Earls of Pembroke.

The house has attractive dressed limestone elevations with brick chimneys under a thatched roof. Currently it is divided into two properties, The Farm House and Manorside which is an Annex - there are interconnecting doors at ground and first floor level, so it would be very easy to incorporate it back into one property.

Both parts of the property have been tenanted for the last couple of years and it is likely that a new owner will want to carry out a programme of updating works. The rooms are well proportioned and flow well, offering a nice feeling of space. They offer many period features including inglenook fireplaces, carved wood fireplaces, working shutters, flagstone and wooden floors. The kitchen / breakfast room has an oil fired Aga.

On the first floor the main section of the house has 4 bedrooms and 2 bathrooms (1 ensuite). In the Annex there is 1 bedroom and a bathroom, with a good sized attic space, with potential to create a further accommodation if required. There are lovely views from the bedrooms over the gardens and beyond.

Gardens & Grounds
The gardens are largely walled and a real feature of Manor Farm House. They have a charming old English feel to them, whilst offering a buyer the opportunity to enhance further.

To the south is a wide flagstone path adjoining the house leading to an area of lawn bordered by a mature Yew hedge. Beyond are two gravelled parking areas divided by a winterbourne.

To the west is a potting shed, orchard and former vegetable garden. In addition, there are further extensive lawns flanked by a pretty brick and flint wall with herbaceous borders containing a variety of shrubs, flowers and old English roses. Further to the west is an area which was marked out for a tennis court and the paddock with beautiful Copper Beech tree. It has its own water trough. A copse forms the northern boundary with the lane. The grounds are extremely well timbered with mature beech, chesnut, lime, cherry and catalpa
In all the gardens and grounds extend to about 3 acres.

Square Footage: 5,193 sq ft
Acreage: 3 Acres

From Salisbury head south on the A354 towards Blandford. In Coombe Bissett turn right towards Bishopstone and Broad Chalke. On reaching Broad Chalke continue past the pub on your right round a sharp "S" bend to the west. Pass through the hamlet of Fifield Bavant and into Ebbesbourne Wake. Having passed the Horeseshoe Inn on the left, carry on down the hill and take the first left. The double wooden five bar gates will be seen shortly on the right.
