THE STORY

"It was important to us to build a house that was really special," explains the current owner. "It had to be a large family home, with very good-sized rooms and lots of natural light."
The couple wanted to make the most of the exceptional position of the house, which is set in approximately 0.62 acres of its own grounds and overlooks open farmland as far as the eye can see.
"The plot was ideal because it was secluded and yet was within easy reach of Walton, Frinton, Clacton and Colchester, and stations with trains into London," he adds.

SPACIOUS LIVING

Maltings Lodge is entered via a spacious reception hall, which leads into the dining room, kitchen breakfast room and cloakroom. The kitchen breakfast room then gives on to the drawing room, which in turn opens into a garden room. Also on the ground floor is a utility room and study.
"Both the kitchen and the drawing room are a good size, with plenty of room for everyone to gather together. The kitchen has a breakfast bar, where we sometimes eat in the morning but it is nice to have the separate dining room too," he says. "The drawing room is an L-shape, which allows you to arrange it with separate areas if you wish and, with the garden room, adjoining, there is lots of choice as to where to go and sit."

GREAT VERSATILITY

The house has offered great versatility over the years, with rooms that can be used for formal entertaining, relaxation or even work purposes.
"When the children were younger they had a separate playroom but we have now made this room into a dining room," he explains. "The beauty of having such a large drawing room, however, is that there's plenty of space in there for dining furniture too. It really is very flexible."
The house is decorated in very plain shades to maximise the natural light and allow the owners to bring in colour and pattern through their furniture and soft furnishings.

OUTSIDE LIFE

Upstairs at Maltings Lodge there are five bedrooms and three bath or shower rooms. All the bedrooms have fitted wardrobes or cupboards and the guest bedroom has an en suite shower room. The master suite expands right out across the garage and includes a generous bedroom, as well as a shower room and dressing room.
"It has been very easy to have friends and relatives to stay," the owner adds.
With so much entertaining space outside, Maltings Lodge has also been excellent for parties. The large terrace, immaculate lawns and hot tub are always enjoyed on special occasions.
"We celebrated our 40th wedding anniversary here, with 70 or 80 guests and a marquee out at the back," he adds.

NATURAL LIGHT

The beautiful gardens, which include a summer house, have been an important part of life for the family over the years.
"There was always so much space for the children to play out in - they even had kids motor bikes," he says. "For us, the appeal has been the peace and the surroundings. There is so much wildlife here: we often see deer, pheasants and other birds. When the trees are in full leaf it is so beautiful here - it really feels like being right in the heart of the countryside."

OPEN SKIES

Those who enjoy walking, cycling and horse-riding will find plenty of wonderful areas to explore and the beach at Walton or Frinton is just a mile and a half away, for those like to stroll beside the sea or relax on the sand.
"This is a great place to be because everything is so close: the schools were close, the village is lovely and we have shops within reach," he says. "We can even catch the train into London from Kirby Cross."
He adds: "We will miss both the house and its setting when we leave - walking in the woods or following the footpath out over the backwater and open marshland. We will also miss just sitting out in the garden and gazing at the view, looking out as far as Felixstowe in the distance and enjoying the wide open skies."

Maltings Lodge is set in approximately 0.62 acres of its own grounds. These include beautiful private gardens, backing on to open farmland.

WHATS NEARBY

Kirby-le-Soken is a traditional English village separate but near Walton-on-the-Naze and Frinton-on-Sea. It retains a village shop, the Connaught Avenue shopping parade, two pubs and two churches. There are 3 mainline stations just outside the village with a regular service direct to London's Liverpool Street with an approximate journey time of 85 minutes.
The local village of Thorpe le Soken is also approximately 1.5 miles with its excellent local facilities including primary school, shops, pubs, chemists and doctor's surgery as well as good eateries.

WITHIN EASY REACH

The town of Colchester is approximately 12 miles to the west with its comprehensive recreational and commercial facilities. There are some delightful walks along the nearby sea wall enjoying spectacular views across Walton backwaters made famous by the author Arthur Ransome in his book 'Secret Water.' There are a number of good Golf courses in the area including Frinton on Sea which also offers an excellent beach, tennis and cricket club.

DIRECTIONS

From the High Street in Thorpe Le Soken proceed in the Frinton direction along Frinton Road for just over a mile having passed Belmont Motors Garage. Take the second turning on your left hand side into Sneating Hall lane, continue until you arrive in Kirby-le-Soken, go past the Red Lion and turn left directly into Malting Lane on the right. The driveway is on the right had side approximately 100 yards down the road.
