Directions Use the postcode SY5 0UJ for Satnav, which will take you past the property (on your right) as you approach Earlsdale House. Please do not drive into Earlsdale House.

From the A488 at Pontesford turn off at Wynnstay Farmers (sign posted Earls Hill Nature Reserve) and follow the lane for approximately ¼ mile. The private lane to the property is on the left (signed Earlsdale Fishing). The property is on the right, the first gateway being only a short distance along the drive. A parking area is available further along the lane at the northern end of Millennium Pool. 

Fisheries Management Trout fishing is managed for anglers using a dual system comprising a restricted number of season permits and day or half day permits. Although much of the fishing is undertaken on a catch and release basis, anglers are allowed to retain a restricted number of catches. 

Lane Pool Lane Pool is an almost 'L'-shaped body of water extending over a surface area of approximately 1.5 acres (0.6 ha). It includes two small offshore islands and is fed by the stream in the easternmost corner, where a culvert delivers outflow from Millennium Pool, to the southeast, although the stream first flows through an adjacent property to the north-east of the access road and the two small, ornamental ponds that lie there. Water depths extend to a maximum of 6 feet (1.8m). 

Millennium Pool Millennium Pool is of an elongate oval outline and it extends to an area of approximately 1.25 acres (0.5 ha), including a small offshore island. Water depths extend to a maximum of 8 feet (2.4 m). 

Fish Stocks The pools are stocked with both rainbow and brown trout. The average size of the stocked trout is at least 1.75 lbs (0.8 kg). Stocks are kept up during the season by bought in consignments of farm sourced fish. The vendor holds a CEFAS (Centre for Environment, Fisheries, and Aquaculture Science) permit. 

Angling The current owner operates the fishery with both season tickets and day rates. Season tickets, each costing £170, or day fishing for casual visitors at a cost of £15 for a full day with a catch retention limit of three fish and £10 for a half day with a two fish limit. The estimated income potential is in the region of £16,000 per annum according to the vendor. 

Environmental Stewardship The land is not within an agri-environment agreement. 

Nitrate Vulnerable Zone (Nvz) The property is not within an NVZ. 

Services The land has the benefit of a natural water supply. Water and electricity supplies are not connected. 

Access A right of access benefiting the property exists along the private drive ways as shown on the plan. Planning permission has been granted for a new access off the Council maintained lane as indicated on the plan. Parking provision is at Millennium Pool currently.
