Description - Downderry is a suburb village perched on the beautiful coastline of South East Cornwall. The village enjoys a wide range of local facilities with further facilities in the adjoining village of Seaton, including well equipped village shops, churches, restaurant, bistro, cafe, school, doctors' surgery and a public house/restaurant.
Downderry has fine beaches and good sailing water as well as an active dinghy sailing club. Swimming, surfing and fishing are all popular in the gin clear and clean waters. There is also the opportunity to scuba dive on the various wrecks along the coast.
Similar facilities are available at St Germans, which also has a mainline railway station providing an excellent commuter link with Plymouth (Plymouth to London Paddington 3 hours). The neighbouring village of Seaton also has a beach and beautiful countryside park with riverside and woodland walks. Additional local facilities include golf at Portwrinkle or at the fishing village of Looe with a history dating back to at least medieval times, where the fishing boats can be seen hurrying home with the day's catch.
The South West Coast Path is accessed nearby providing boundless leisure opportunities with parts of the neighbouring coastline in the ownership of the National Trust. The beach offers the ability to keep and launch boats and there is a long and interesting foreshore with a fascinating mixture of rock pools and sand.
The village lies only a short distance from the A38 placing Plymouth within an easy commuting range. The town of Saltash has a Waitrose store on its northern outskirts and the city of Plymouth offers an abundance of shopping, educational and recreational facilities centred around the historic and fascinating waterfront areas of the Barbican and Hoe. Plymouth also has a cross channel ferryport with regular services to France and Spain. Newquay airport is around one hours drive away with scheduled, frequent and year round flights across the UK and throughout Europe.

Situation - Peri Silva has been lovingly refurbished and redesigned by the present owners to maximise the benefits of the unique location. The house lies in an elevated position with a southerly aspect with commanding panoramic views from Rame Head in the east, across the English Channel and Whitsand Bay with the Eddystone Lighthouse twinkling away on the horizon, to Looe Island and Dodman Point beyond. There are numerous places both inside and out to sit and observe these views and the world going gently by and watch the waves rolling slowly in. There are several steps winding through the garden which give the property its amazing views and is just a short walk to the facilities in Downderry and also giving easy access to the beach.
The main living areas to the property are open plan which encourages the light and displays the views. There are three double bedrooms which are all of a good size.

Accommodation - A generous entrance hallway leads the way into the property, ideal for dumping beachwear. This opens into a large open plan living area comprising of the well designed kitchen, with breakfast bar and dual aspect windows to make the most of the coastal views. There is solid oak floor throughout this open plan area. Steps lead down to the sitting room, where a large and attractive wood burning stove proves a focal point. The room is filled with light from the large windows designed to make the most of the sea views and the views are good from here but even better from the sun room to the front with its triple aspect windows.
The main bedroom also benefits from the sea views, is generously proportioned and benefits from fitted storage space. There are two other good sized bedrooms, one of which has an en suite. There is also a good sized and well equipped family bathroom.
On the lower ground floor there is a large (131 sq ft) utility/workshop which also benefits from the great sea views.

Gardens & Grounds - The steps wind up through the pretty gardens which, despite being well established and attractive, are designed to be relatively low maintenance. The garden benefits from its southerly aspect and the plants enjoy the warmth that this gives. To the front of the property is a large patio, a perfect place for barbecues and al fresco dining.
There is a garage with parking outside.
