The Story

ORIGINAL BEAUTY
The unusual property dates back to around 1919 and was built as an individual home by a family called Rollison, who went to town on its creation, bringing in features such as great arched stone windows, an elegant cast iron balcony and beautiful stained glass. “The first 20 years at the house were spent giving Rosemount its unique character back while also upgrading it and making it suitable for modern living,” she says. “The spindles on the banisters had been removed so we sourced some replacements from a reclamation yard. We put back all the cornicing and we restored the wooden window frames and had secondary double glazing installed.”

HERITAGE DÉCOR
The property was also enhanced through the building of a new double garage and workshop to the front of the property. Around this a carriage driveway was created, which brought grandeur to the approach. “We also restored the garden room and put bi-folding doors into the drawing room and bedroom. We also built a large dining room on to the back of the house and added a ground floor cloakroom and shower room.” The whole house was rewired, replumbed and replastered by the couple, and a new central heating system was fitted. It was also decorated in keeping with its period style. “We used some designer wallpapers and chose our paint colours very carefully from Farrow & Ball,” she adds. “Our taste in décor is quite traditional and it works well with the house.”

GLORIOUS SUNSETS
Although the property has a grace and elegance to its interior it has been a comfortable and very inviting place to live. “Above all, we wanted it to be a lovely family home,” she says. “We love being in the drawing room, for example, which is double aspect with arched stone windows to the front and bi-folding doors at the back. This not only makes it wonderfully light but also allows us to enjoy the spectacular sunsets we take in because Rosemount is west-facing.” She adds: “As a whole, this property is very light, which can be unusual in homes of this age.”

SPECIAL DAYS
The master bedroom, with its doors out on to the balcony, is another favourite room in the house.
“In the morning my husband brings me a cup of tea in bed and in the summer he opens the doors up on to the balcony so I can really appreciate the beautiful view – sometimes we even have breakfast out there.” At other times, the couple enjoy their breakfast in the garden room. This space has also been great for parties: “We have had lots of occasions here, including a 60th birthday party, when we had a marquee on the back of the house and hay bales for a barn dance. We had 60 guests and turned the garden room into a bar and had lights on the balcony, which looked lovely.”

WONDERFUL PLACE
The dining room, where there is space for two tables to be arranged together, has been fantastic for big family Christmas dinner and, with two large bedrooms on the first floor and two more above, there is always space for the family to stay. Life in Chellaston has also suited everyone well. Although having grown significantly in recent years – and now really part of the city of Derby – it retains a village atmosphere and community spirit. “There are good schools here and we are lucky enough to have access to Leicester and Nottingham, as well as Derby,” she says. Planning to stay locally because they love the area so much, the couple know they will miss Rosemount itself when they move on. “We do like to think of someone else coming in now and taking it to the next stage,” she says. “It is such a lovely house, with so many wonderful features, a gorgeous south-west-facing garden and the most beautiful sunsets to enjoy night after night.”

Setting The Scene

Rosemount offers generous outside space and plenty of parking. It is approached via a paved in and out driveway, with access to the front and sides of the house. At the front there is also a brick-built double garage and workshop.
To the rear of the property there is an enclosed rear garden, with a sunny aspect. There is a private sun terrace at the back of the house, as well as a balcony to the first floor. The back garden features a lawn with flower and shrub borders.

Whats Nearby

Swarkestone Road is situated in a popular Derby suburb, Chelleston is south of Derby City Centre and the area centre has a variety of shops including supermarkets. The schools in the immediate area have a good reputation, while just a short distance away is the private schooling in Repton, Trent Collage, Derby High for Girls and Derby Boys Grammar. Derby boasts a successful Championship Football Team and there are local cricket and tennis clubs. Derby has the Assembly Rooms where shows and events take place. Nottingham with the Royal Concert Hall, Theatre Royal and the Playhouse is 15 miles.

Within Easy Reach

Just a few minutes drive from the A38 and the A50 both offer links to the M1, which allows good access to London and the North. Derby train station, situated a short walk from Derby City Centre has regular train services to London which take from one and a half hours. There are a number of golf courses in the area, Uttoxeter Races, the beautiful Derbyshire countryside and the Peak District National Park.

DIRECTIONS:

The best way to approach the house is via the A453 to junction 24 of the M1, take the A50 towards Stoke and take the A514 into Derby, this is Swarkestone Road and the property is on the left.
