The Story

HISTORIC HOME
The historic property dates back to 1690 but was extended and upgraded during the Victorian era. “It is likely to have originally been a small cottage,” he explains. “It was on land owned by one Sir Freeth, who bought the manor house and whose daughter lived here and had the house enlarged and made much grander. It later came into the hands of the current owner’s family – he was actually born here 75 years ago and has lived in the house his whole life.”

ATTRACTIVE LIVING
The property provides flexible accommodation, which is ready to be enjoyed by new owners, but it does also offer scope for change.
“It is a very comfortable house, with lovely views out across the green surroundings. It offers good living space for a family and space to welcome guests,” he says. “The dining room has a wood-burning stove, which you can imagine must be wonderful in the winter months. There are, however, also attractive views from here out on to the mature gardens, which look particularly beautiful in the summer time.”
He adds: “The drawing room is also an appealing room, with a beautiful bay window, which would have been added in Victorian times. This is a splendid family room, with plenty of room for people to gather together.”

GREAT SCOPE
New owners could make their own mark on Hall Farm by redecorating it in their own style or even remodelling the layout a little, suggests the agent.
“The kitchen, for example, has worked very well for the current owners but is in part of the house where there is also a utility and store room, as well as a pantry and shower room. Subject to the relevant planning permissions there could be potential here to open this area up to create a large kitchen breakfast room,” he observes. “This would certainly enhance the house by adding yet another fabulous family space.”

EXTRA SPACE
Hall Farm has a number of outbuildings, which could bring further versatility to the property. These include duck rooms, a pigeon loft, coal house and outside boiler room, as well as a stable block and store room.
“There is also a range of brick and pantile barns – these currently have planning permission to be converted into two holiday cottages,” he says. “There is also a room above the utility room in the main house and (subject again to the relevant planning permissions) this part of the property could also be converted into additional accommodation.”
He adds: “This would mean that together with the five bedrooms in the main house, Hall Farm would offer a significant amount of accommodation to use for family members, guests or possible holiday lets.”

COUNTRY LIFESTYLE
The rural setting of the property would certainly appeal to holidaymakers. There are lots of footpaths and horse trails in the area and the River Trent is not too far away.
“There is also a sailing club at nearby Girton and there are lots of nice villages to visit and pubs in the area,” he says. Lincoln and Newark are both within about 15 to 20 minutes’ drive of Hall Farm. From Newark it is possible to catch a train to London, which should arrive within about an hour and a quarter. The A1 is also about 15 minutes’ drive from North Clifton. “It is also about 10 minutes’ drive to Collingham, where there are lots of amenities and some nice village shops,” he says.
And, he adds: “For someone seeking a country lifestyle, this could be a great place to live and Hall Farm itself could become an outstanding home.”

Setting the scene

Hall Farm is in an idyllic setting, it enjoys an enviable position on the edge of the village, within approximately 2.5 acres of mixed, formal grounds and paddocks.
The main entrance leads to a gravelled hard standing area, with landscaped grounds and a large lawn, as well as mature raised beds.
There is a terrace, with a range of useful outbuildings. Within the front yard there is a range of brick and pantile barns, with planning permission to convert into two holiday cottages.
