Full description

A fabulous three bedroom waterside property in a popular village right on the banks of the Tamar estuary. Stunning Tamar Estuary views, AONB, popular Cornish village, 3 bed property, large garden terrace and balcony, flexible accommodation, garage and parking. EPC Band D.

Situation - Nestling neatly on the banks of the Tamar, the property lies on the waterfront within the quiet riverside village of Cargreen, a designated Area of Outstanding Natural Beauty. Cargreen lies on the west bank of the River Tamar, about 4 miles upstream of the Tamar Bridge. This setting, on the Landulph Peninsula, provides some of the most unspoilt riverside scenery that the region has to offer and forms part of a World Heritage site. The village and the surrounding hamlets offer a thriving and lively community with a well respected primary school, community facilities and, within a few hundred yards of the property, a yacht club, deep water moorings and slipways.
Within a short drive away there are several beautiful South Cornwall beaches and the stunning Dartmoor National Park. The village lies only a short distance from the A38 placing Plymouth within an easy commuting range. The town of Saltash has a Waitrose store on its northern outskirts and the city of Plymouth offers an abundance of shopping, educational and recreational facilities centred around the historic and fascinating waterfront areas of the Barbican and Hoe. Plymouth also has a cross channel ferry port with regular services to France and Spain. Newquay airport is around one hours drive away with scheduled, frequent and year round flights across the UK and throughout Europe.

Description - The property is a thoughtfully converted old industrial building that forms part of a small development, the development was undertaken because of the stunning waterfront location. There are five properties in total, this is one of four that are attached and there is one that is detached. The properties all benefit from an adjoining slipway and quay. To make the most of the stunning location the property has a large terrace perfect for alfresco dining or sitting and admiring the view. There is also an additional balcony off the first floor with arguably even better views. The layout is spacious and offers a good degree of flexibility and this property, therefore, would make either a fabulous main residence or stunning second home.

Accommodation - A generous hallway leads into the impressive dining/sitting room. The stunning river views dominate this room and fill it with light. There are two sets of sliding doors which give access to the terrace with its 180 degree panoramic views. The well equipped kitchen leads off from the sitting room.
Stairs lead up to the first floor where there is a second sitting room and an area currently used as a study. Again, there are sliding doors that lead outside, this time onto the sheltered balcony.
The main bedroom is a good sized double room and has a fitted wardrobe and an en suite. There are two other double bedrooms, storage and a good sized family bathroom.

Gardens, Parking & Slipway - Outside of the property is the large (nearly 400 sq ft) terrace which benefits from the amazing views and is located right above the water, so much so that it would be possible to fish from it. The terrace is the perfect place for alfresco entertaining with its pleasant aspect. The balcony above offers an even more private space and almost better views.
There is a communal garage with a secure entry system with one allocated space and a visitor's space. Additionally, there is an outer allocated parking space and another visitor's space.
For anybody wishing to float a boat there is shared use of the quay and slipway, shared with the other four properties.

Tenure - Leasehold. 999 year ground lease from 1994 at an annual ground rent of £50.00.

Council Tax Band - Band F.

Services - Mains water, electricity and drainage. Off peak electric heating.

Management And Service Charges - Figure for 2016 amounts to £1,000 (includes building insurance, communal areas and drainage).

Viewing And Negotiations - Strictly by appointment through Stags' Plymouth Office: 01752 223933 or Email:

Directions - From Saltash and the A38 take the A388 Callington road continuing over the roundabout at Hatt and in about one mile take the turning on the right as signposted to Cargreen. Follow the road and at the crossroads at Landulph (with the school off the road to the right) turn left towards the village centre and the waterfront. Continue down into the main street until almost reaching the waterfront and quay and the property will be found on the bottom on the right hand side.
