Georgian farmhouse in the heart of Cornwall with wonderful period features and great potential to create a lovely family home.
Helland is a very tranquil village set in the River Camel valley within some of the most beautiful countryside in Cornwall. Central Cornwall has a quieter, slower pace with verdant farmland, small tree lined country lanes and hamlets of granite cottages bordered by moors to the east and the coast to the north and south.
The original market towns of Bodmin and Wadebridge are conveniently close and both offer an excellent combination of shops, amenities and schools. The spectacular north Cornish coast lies 8 miles north of Helland, the Camel Estuary in particular is famed for its stunning sandy beaches ideal for surfing and swimming.
Padstow, about 15 miles distant, provides a great range of local
boutiques, delis, galleries and shops. Made famous by the celebrity chef Rick Stein, the area is now a destination for lovers of good food with fabulous fresh seafood and excellent restaurants. In addition, there are a large number of good pubs and restaurants together with many other recreational facilities.
The nearby Camel Trail, once a railway line now a cycle and footpath, provides access to miles of beautiful Cornish countryside running from Wenfordbridge, Bodmin, Wadebridge and Padstow.
Nearby is the Lanhydrock Hotel and Golf Club, to the west is Trevose Golf Club overlooking Constantine Bay. Across the estuary is St. Enodoc Golf Club in the waterside resort of Rock, which can be accessed by a regular passenger ferry. To relax and rejuvenate, the Scarlet, St. Moritz and St. Enodoc hotels have fabulous spas with terraces looking out over the ocean.
Although this property is surrounded by rural countryside it is
conveniently close to the main A30 dual carriageway. To the south lies Cornwall Airport (Newquay), providing regular flights to London Gatwick and other UK airports. Bodmin Parkway offers a mainline train station link to London Paddington.
Built in the mid 1800s, Lower Coldrenick has been in the same family ownership for over 100 years and presents a wonderful, rare opportunity to create a lovely home in a beautiful, peaceful rural location. This south west facing property, in need of modernisation throughout, has the classic proportions, high ceilings and large rooms of the era. Many of the original features have been kept throughout, including the original game larder with slate flagstones and sash windows. Downstairs consists
of a dining area and sitting room to the front. There is also a kitchen and game larder. To the rear there is a convenient WC and boot room.
The upper floor has five good sized bedrooms arranged around the central landing. The front three rooms have lovely outlooks across the garden and field to woods beyond. There are two further rooms in the attic which could also be renovated to provide extra space.
GARDENS AND GROUNDS
The lawns to the front are south west facing, level and well screened with mature shrubbery. Leading on from the gardens, the 3-acre field is gently sloping and laid to grass, bordered at the far end by Forestry Commission-owned woods.
Approached over a private drive (owned by a neighbouring property) and a good distance across fields to the road, the setting is rural and secluded.
Mains electricity, private water and drainage. Electric night storage heaters.
Square Footage: 2,937 sq ft
Acreage: 3.07 Acres
Approximately 5 miles east of Bodmin the dual carriageway goes into single lanes. There are currently roadworks in place for approximately 5 miles with a 40mph speed restriction. After the road works end follow the diversion signs and take the next left hand exit to Bodmin. Follow the slip road around, over the bridge. Keep in the right hand lane and filter r ight. Turn right at the junction and then take a right hand turn to Helland signed Helland 2 ½. Follow the road for about a mile, go over two cattle grids. Go straight on at the crossroads, signposted Tresarrett and Metherill. After ½ mile, continue, ignoring the left hand turn to Helland. As you start going downhill after this turn you'll see a large grass verge on a right hand bend. Take the entrance to Coldrenick here. Take care, because it's rather a blind spot. On the wall by the entrance it says Coldrenick Farm Offices.Follow the lane down the hill, and keep left of the converted barns, following the signs to The Old Stables. Drive past two fields on your left, taking the entrance by the wooden gate and stone driveway on the left hand side.
