A pretty extended cottage with delightful gardens well away from the main road in this popular village.

Alderminster - Alderminster is a charming, quintessentially English village located only four miles from Stratford upon Avon and set in stunning countryside. The village has a very pretty church and a thriving community spirit; the Bell Inn with its excellent restaurant is deservedly recognised as one of the premier public houses in the area.

Educational provision locally is superb and includes the very popular Croft School preparatory school which is only a ten minute drive away. Stratford upon Avon is home to its own excellent Preparatory School as well as the Boys' and Girls' Grammar Schools.

Beam Cottage - Probably dating back to the 17th Century, and one of a small row of cottages sharing a private cul de sac, Beam Cottage retains many original period features including leaded windows and the beams for which it is named. Extended to the rear some time ago, and having an additional 1970's first floor extension suspended above the verandah at the back, the cottage provides generous accommodation and offers the opportunity to add value by updating and cosmetic improvement.

Having its own driveway and foregarden, the front entrance to the property leads straight into the original part of the cottage with its leaded windows and beams - the latter now painted white to present a light and welcoming interior.

The dining hall is a well proportioned space with an open staircase rising to the first floor and useful under stairs storage. There is a leaded window to the front of the property and doors to the sitting room and the kitchen.

The sitting room is a charming traditional living space with a fireplace as the focal point and leaded windows to front and rear. Ideally suited to formal entertaining, this lovely room would also be perfect as a family room/snug.

From the dining hall, there is a step down to the breakfast kitchen, with a dining area to one side and a range of fitted floor and wall cabinets to the other, incorporating a double stainless steel sink unit, four plate gas hob, and space for a double oven, and separate fridge and freezer. There are dual aspect windows to the side and rear, and a glazed panelled door to the verandah and rear garden.

To the first floor, there are three bedrooms and a bathroom in the older part of the house, and a further two study/bedrooms and a shower room in the extension to the rear of the property.

Two good sized double bedrooms, with leaded windows and attractive sloping ceilings, are located to the front; one has a wash hand basin set in a vanity unit. There is a smaller bedroom which has a window to the rear of the property, and a bathroom fitted with a white suite comprising corner bath, pedestal wash hand basin, low level wc and bidet. There is a step down to the newer extension, which was constructed in the 1970's; this is suspended and supported over the patio area beneath and also has separate access via a staircase from the garden. The extension comprises a further two rooms ideal for study/hobby rooms or additional sleeping accommodation, and a shower room.

Outside - There is a pretty foregarden to the front, with borders and shrubs to either side of the driveway and climbing plants around the front doorway. The property has its own driveway for parking, and road access via the adjoining private lane which is owned by the farm at the end of the cul-de-sac.

Behind the house is a wide verandah beneath the 1970's extension; this has useful storage sheds, an outdoor wc, space for washing machine, and room for bins etc. There is a right of way (not currently used) across the property just beyond the verandah, for the neighbouring cottage. From one end of the verandah, open tread wooden stairs lead up to the first floor accommodation, part of which could therefore be completely self-contained.

The garden is deceptively large and very pretty; the slabbed path divides lawned areas on either side where there are feature ponds, secluded seating areas, beautifully planted borders and an assortment of small trees and shrubs. There is a pergola with climbing plants towards the rear of the garden, and beyond this is a further slabbed area with a shed, greenhouse, additional seating area and storage space.
