The land, which is well placed for easy access to Brae / Sullom Voe and within easy commuting distance of Lerwick (20 miles), may have some development potential (subject to usual consents) with opportunities for fine views over the voe.

General Information
Vidlin is situated in the north-east corner of Mainland Shetland within easy reach of Brae / Sullom Voe, the location of Sullom Voe oil terminal and also the new Total gas plant, yet it is also within easy commuting distance of Lerwick approximately 20 miles to the south.

Local amenities in the immediate area include a shop which also sells fuel, a primary school (secondary pupils go to Brae), village hall, a small museum & marina. Additional amenities can be found in Voe or Brae.

The croft is registered and therefore subject to regulation by the Crofting Commission. Prospective purchasers requiring further information or advice in this regard should discuss this with their own agents or contact the Crofting Commission at 4/6 Castle Wynd, Inverness, IV2 3EQ. Information about crofting is also available via their website at:-
www.crofting.scotland.gov.uk

Included in the sale will be any residual hill right. No stock or entitlements are included. The sale will be subject to any applicable consents required from the Crofting Commission.

The Croft
The owned croft of North Lea comprises two areas of ground either side of the road on the east side of the voe (No's 7 & 8 on plan). Note area 7 excludes the existing property there.

Area 8 will exclude a 0.31 acre house site by the road adjacent to the existing white house (Herrafjell). There is a small shed.

Included with this croft will be around 125 acres hill ground (No. 9 on plan) to the east of North Lea which is also owned outright and comprises two apportionments. It includes three small lochs has spectacular scenery.

Planning
There has been some development on North Lea although further development would be subject to consents. A site here would enjoy fantastic elevated views westwards over the voe and also be within easy reach of local amenities including the school and shop. Services should also be accessible although again propspective purchasers should satisfy themselves in this regard.
