Full description

A glorious detached and flexible country residence (annexe if required) with large level gardens of approx. 1.3 acres, outbuildings including workshop, stables and large garage – all with river frontage to the River Yeo.

This delightful detached country cottage is beautifully situated in the lovely Taw valley set in private gardens and grounds of about 1.3 acres, having the picturesque River Yeo winding its way along the northern boundary. The current owners have maintained and improved the house over the past 15 years with all works having been carried out professionally and receipted.

The house offers exceptional 4/5 bedroomed accommodation including a superb self-contained annexe wing, rendering the potential for use as bed and breakfast, holiday accommodation or as a "granny" annexe. It is worth noting that bedroom “2” was formerly 2 rooms and so an extra bedroom could easily be recreated. There is lapsed planning for a further extension to the East (annexe) to build over the stores/utility. There is the benefit of oil-fired central heating throughout plus a modern electric AGA. There is an abundance of character with exposed timbers and fireplaces adding real atmosphere to a special kind of home.

Outside is ample private parking, a large open fronted garage/barn, stables and a separate workshop. The greenhouse and garden pavilion (ideal for year round use) are included in the sale and the gardens are well maintained, level and large with some well established trees.

DIRECTIONS : From Crediton take the A377 road to Lapford Cross, passing the petrol station and railway bridge and continue on the main road for about one mile and take the left turn as signposted Nymet Rowland. Go over the railway bridge and take the first drive on the right, Nymet Bridge House will be found immediately on the right.

LAPFORD is a large village, beyond Morchard Road on the A377 – 9 miles from Crediton and 16 miles from the City of Exeter. Like most Devon parishes, it’s not far from a lovely collection of trees – Eggesford Forest is just up the way, a regal coniferous plantation that plays host to variety of creatures including adders, butterflies, buzzards and woodpeckers (and badgers!). The village itself has a primary school with an excellent Ofsted report, sizable playing fields (with a football pitch and kid-friendly playground) and a busy pub – The Old Malt Scoop Inn, once a 16th Century coaching inn – which now offers an à la carte dining experience, using only the best local produce. Like legends? Lapford has its very own ghost! Thomas Beckett, former Arch-Bishop of Canterbury, is said to gallop (on a horse, it’s worth adding) through the village on the anniversary of his death to confront his murderer, Sir William de Tracey of nearby ‘Nymet Tracey’. Eerie stuff.

NYMET ROWLAND is a small village and parish of the same name, located to the north of Dartmoor. It sits on elevated lands, of pastoral cultivation and regular coniferous plantations – with unimpeded, striking views of its surroundings. Part of its title ‘Nymet’ is derived from the Old English name for the nearby ‘River Yeo’. As a village, it is a still, serene place with a rustic 15th Century Church – one of only two in Devon with an original oaken arcade (to its north aisle). The neighbouring village of Lapford (1 mile) offers a place to pick up any daily essentials with a modern shop/ post office. Lapford also has an excellent primary school (commended by Ofsted), large playing fields and a popular pub The Old Malt Scoop Inn – which provides an à la carte dining experience. From Lapford, buses and trains run towards the City of Exeter and Barnstaple in North Devon.
