SITUATION
The land at Letcombe Regis is an attractive block of land situated within the Vale of the White Horse in the North Wessex Downs Area of Outstanding Natural Beauty, just three miles south west of the market town of Wantage. The land is situated on Bassett Road between the villages of Letcombe Regis and Letcombe Bassett.

DESCRIPTION
The farmland extends to approximately 60.67 acres (24.55ha) of grassland. The land slopes gently to the south and is predominantly enclosed by mature native hedges and open ditches. Access to the land is taken off Bassett Road.

The land is classified under the MAFF Land Classification as Grade 2. According to the Soil Survey of England and Wales, the soils on the land are of the Wantage 1 Series which are well drained calcerous silty soils, best suited to winter cereals and short term grassland. The land has been claimed as temporary grassland (TG01) since 2011 but was previously cropped as arable.

AGRICULTURAL HOLDINGS ACT TENANCY
The land is let under an Agricultural Holdings Act 1986 tenancy dated 30th March 1973 with a passing rent of £4,354 per annum. The rent was last reviewed on 29th September 2014.
