Situation - Woodford is a small, secluded hamlet situated on the eastern edge of The Exmoor National Park. The house is approached by a private driveway, situated in an elevated setting within a valley just below the hamlet of Nettlecombe. The house straddles the boundary of The National Park on its eastern edge and there is a church standing on the other side of the court and a Tudor manor house. There are other popular villages nearby including Monksilver, which includes a popular public house/restaurant and is understood to soon have a post office and shop. Also the rural town of Williton provides a wide range of facilities including two small supermarkets and various professional services. The County Town of Taunton is approximately 15 miles to the south east and offers all the facilities one would expect from a county town including good communication links. The surrounding areas are regarded as some of the most attractive countryside in the west country and offer numerous opportunities for outdoor pursuits. The village of Monksilver lies on The Coleridge Way, a well-known walk to take you through the Quantock Hills, passing through the Brendon Hills and ending on Exmoor.

Description - Westwick House is a substantial modern house, which has been built to a high specification by the current owners in 2008. The house replaced a previous dwelling and the footprint has been significantly enlarged. Much thought and attention to detail went into the property when it was being designed. There is underfloor heating throughout the ground and first floors and there are also wooden framed double glazed windows and oil fired central heating.

Accommodation - The well-proportioned accommodation is arranged over two floors and has the added benefit of the roof space, which has been designed to accommodate a third floor to provide extra bedroom space, if required, subject to the necessary consent. A communal entrance porch opens into a reception hallway with a turning oak staircase leading to the first floor. The sitting room has a dual aspect with windows to the front and double doors providing access to the side patio. There is an inset wood burning stove and door to study, which also has dual aspect windows. The kitchen is in the centre of the house and has been fitted with a bespoke handmade Robert Charles kitchen, which includes a range of integrated appliances including an oven, steam oven, refrigerator, coffee making machine and dishwasher. There is a central island unit, with an inset induction hob and extractor hood over as well as a breakfast bar. The kitchen is beautifully finished with granite worktop surfaces and a 1 ½ bowl sink with hot tap and waste disposal unit. There are slate floors and double doors, which open out onto the rear patio. Adjacent to the kitchen is a dining room, which has a wood burning stove, oak flooring, door to the under stairs storage and dual aspect windows. The utility room includes units to match the kitchen, window to the rear, door to outside and a door to the downstairs cloakroom.

On the first floor there are four double bedrooms. The master bedroom enjoys wonderful views from its dual aspect double glazed windows and is further enhanced by a separate dressing room and en-suite. The second bedroom also includes an en-suite shower, has space for built in wardrobes and wonderful views to the front. The two further bedrooms are both of a good size and there is a fitted, modern family bathroom suite.

Outside - Externally, a private gravelled driveway from the road leads to a wide gravelled parking and turning area. To one side there is planning permission in place for the erection of a double garage/workshop with space already cut into the bank. At the rear of the house there is a semi-circular courtyard with retaining wall and gently sloping grass bank, which extends to the other side of the house, where there is a vegetable garden with raised beds, fruit garden, garden shed and greenhouse. Steps lead up to a newly planted orchard, which also leads to the paddock. The whole extending to approximately 2 acres.

Directions - From Taunton head in a north westerly direction on the A358 towards Williton. After about 5 miles, just beyond Bishops Lydeard, turn left on the A3224, signposted to Raleghs Cross. After a further 4 miles, a crossroads will be reached. Turn right here signposted to Monksilver, which will be reached after a further two miles. Proceed through Monksilver and for a further mile and proceed through the hamlet of Woodford and Westwick House can be identified after a short distance on the right hand side.
