*** VIRTUAL VIEWING TOUR *** A superb opportunity to purchase a working farm (aoc) on the edge of this pretty Mid-Devon village with 62.5 acres of farmland, plus an agricultural barn with great potential to be converted into a residential dwelling (STP).

West Foldhay is a beautifully positioned farm, found on the edge of this pretty Mid-Devon village and enjoying wonderful views out over its own fields and woodland. In total the farm extends to 62.5 acres, which surrounds the house, with a large agricultural barn also offering great potential to be developed into a further residential dwelling (subject to permissions).

SITUATION : 8 miles to the West of Crediton with its vibrant selection of shops, café’s, restaurants, leisure centre/swimming pool and supermarkets with the cathedral city of Exeter a further 8 miles away.

The farm is being sold as a whole, or in five lots.

LOT 1 : THE FARMHOUSE was built by the current owners in 1981 and comes to the market for the first time as the vendor approaches retirement. The three bedroom detached house faces south and enjoys two reception rooms, a kitchen and utility room, plus a downstairs WC. There is also an attached garage with ample parking in front. The house is subject to an agricultural occupancy clause (aoc) and hasn’t changed much in the last 35 years and so would be improved by some modernisation.

The pretty gardens wrap around the farmhouse with areas of lawn, vegetable plots and numerous fruit trees growing.

SERVICES: Mains water, drainage is via a septic tank, gas is via Calor bottles.

LOT 2: THE AGRICULTURAL BARNS - The larger of the two 99' 7'' x 60' 8'' (30.36m x 18.48m) is currently used for a variety of uses. It has four bays and is constructed from a steel frame with a block base with wood and metal cladding and a corrugated asbestos roof. The smaller barn 30' 2'' x 19' 8'' (9.2m x 6m) is open on two sides. It has a steel frame and initial block wall extending to metal cladding.  The metal roof sits on wooden trusses and is monopitch.

Initial investigations with a planning consultant have revealed that the barn would make an ideal conversion to residential via the Permitted Development Prior Notification process.  The Lot is available with 1.72 acres of land.

LOT 3 : FARMLAND AND WOODLAND which provides the view to the main house and gardens, being found to the south and in total equates to 21.83 acres. 14.04 acres is a large gently sloping field which has its own road access from Foldhay Cross. The rest is made up of woodland which mostly runs alongside the stream with a smaller strip of field located between the stream and the houses gardens.

LOT 4 : PRIME FARMLAND (A) found to the north west of the farmhouse but facing south and equating to some 32.66 acres in total, with only 1 acre of this being woodland, the rest being great quality pastureland, gently inclining to provide some wonderful elevated views. This lot can be accessed from the field north of the farmhouse, the agricultural barn/field or access could be created further up the farm lane.

LOT 5 : PRIME FARMLAND (B) found adjoining the farmhouse to the north and equating to 6.67 acres, this is a superb field facing south. At present the septic tank for the farmhouse is located in the bottom corner, if this field is sold separately to the house, access will be required to service and empty the septic tank.

TENURE - The farm is owned freehold and is available with vacant possession upon completion.

LOCAL AUTHORITY - Mid Devon District Council, Phoenix House, Phoenix Lane, Tiverton, EX16 6PP. Tel: 01884 255255

SPORTING & MINERAL RIGHTS - The sporting and mineral rights insofar as they are owned are included with the freehold.
