DESCRIPTION

Direct access to the land is available from the A631 and via Forge Lane. The land is shown as Grade 3 on the Agricultural Land Classification of England, Sheet 104 Provisional Edition.

The soil types, according to the Soil Survey of England & Wales are: Wigton Moor, described as "Permeable fine and coarse loamy soils variably affected by groundwater, the drier soils being on slightly raised sites. Generally flat land" and Wickham 2, described as "Slowly permeable seasonally waterlogged fine loamy over clayey, fine silty over clayey soils. Small areas of slowly permeable calcareous soils on steeper slopes.

A schedule of cropping is set out below, but in recent years the Farm has grown wheat, barley, potatoes and sugar beet.

QUOTAS AND CONTRACTS
The Land is offered for sale without any contracts or quotas.

HOLDOVER AND EARLY ENTRY
The Farm will be sold subject to a right of Holdover in respect of the Land to harvest the crops until removed. Early entry onto the Land following harvest of the 2016 crops may be allowed, subject to agreement. The Land is currently let on a Farm Business Tenancy expiring on 30 September 2016.

OUTGOINGS
Drainage rates in respect of 5.867 hectares (14.498 acres) are payable to Ancholme Internal Drainage Board. For the year 1 April 2016 to 31 March 2017 these amount to £62.56.

68 hectares (168.02 acres) are subject to the Environment Agency General Drainage Charge which in the current year amount to £198.73.

There will be an apportionment of both this year´s Drainage Rate and General Drainage Charge on completion.

MINERALS AND TIMBER
All minerals and timber insofar as they are owned are included in the sale.
