Description - A ring fenced holding extending to 102.76 acres (41.59 hectares) or thereabouts of predominately Grade I warp land and some permanent grass.

The farm is growing potatoes and wheat.

Location - The land is located to the north of Gainsborough, north of the village of Laughton. The farm has direct access onto East Ferry
Road.

Directions - From Gainsborough, take the A159 to Blyton. Pass through the village of Blyton and take the left turn sign posted Laughton
and East Ferry. Follow the road until you reach the village of Laughton. At the green triangle take the left turn onto Morton
Road. Follow this road out of the village and continue for approximately 2.5 miles until you reach the land on your left.

Land - The land is divided in to four parcels, three of which are arable and one which is down to grass.

There is a small area of self-seeded woodland.

The land is predominately shown on the MAFF Land Grading Plans as Grade I with the remainder shown as Grade III.

The soil is predominately Romney Association to the west and is described as Marine Aluvium Deep Stoneless Permeable
Calcareous Course and Fine Silty soils suitable for growing sugar beet, potatoes and cereals and some field vegetables and
horticultural crops. The remainder is Crannymoor Association.

Basic Payment Scheme - Basic Payment Scheme entitlements equivalent to the amount of eligible land are available and will be included in the purchase price.
