Part of the Broughton-in-Furness Estate, comprising 69.26 acres (28.02 hectares) of mixed commercial and amenity woodlands, situated around the village of Broughton-in-Furness in the Lake District National Park.

The land is all classified as Disadvantaged in a Less Favoured Area and Grade 4 under the Natural England Agricultural Land Classification Map for the North West region. The soil type is freely draining, slightly acid loamy soils.
The majority of the woodlands are mixed conifers and mixed broadleaves and offer conservation and amenity potential. The boundaries are a mixture of stone walls, post and wire fences and hedges. The majority of the Lots have roadside access apart from Lot 7.
Lot 1 Black Moss Wood - 17.72 acres is in Duddon Moss Site of Special Scientific Interest (SSSI) comprising mixed broadleaves including Birch, Alder and Willow, coloured dark green on the plan.
Lot 3 Tailacre Wood - 9.86 acres (3.99 ha) comprising mixed conifers and broadleaves including Sitka Spruce, Oak, Cherry, Sycamore and Hazel coloured purple on the plan.

The woodlands can be found by leaving the M6 at junction 36 and taking the A590 west. After approximately 20 miles, at the Greenodd roundabout turn onto the A5092 signed Broughton-in-Furness. Continue on the A5092 for approximately 10 miles which becomes the A595 at Grizebeck. Follow the A595 until you reach the right turn signposted Broughton-in-Furness Local Traffic only and follow this road north for 1 mile and Lot 1 will be on the right of the road and Lot 2 will be on the left. There is an access track through the centre of Lot 2a and 2b leading towards Lots 3, 4 and 5.
Access to Lots 3, 4 and 5 from the centre of Broughton is by heading east on the C5009 road and turning left onto Back Lane and following this road for half a mile.
For Lot 6 from Church Street head west onto the A595 towards Duddon Bridge and the woodland is just before Duddon Bridge on the left side of the road.
Access to Lot 7 is via a left turn off the A595 if heading towards Wreaks Causeway, opposite the turn to Wreaks End Farmhouse, onto a hardcore track leading alongside Galloper Pool. The land is on the left hand side after following the track for approximately half a mile.
